So we've had feedback from the third viewing.
She loved the garden (its 100m long, on a slope, with fruit trees etc and views over the town and coast) but the house was too small. I suspected this from looking at the details of the house she is selling.
So no offers and no more viewings booked. I know we are only a week in but I have a terrible feeling that we have 'missed the boat' as several houses in our road have already sold this year. No point panicking yet, just got to keep my nerve.

No feedback from the 4 views on Saturday, the lower offer is still on the table from a FTB so there wouldn't be a chain.
I got an email out the blue from the agent of the house I had put an offer on early June to say the vendor would be prepared to take a reduced offer but wouldn't tell me how much lower.
So I may be able to take my lower offer on my flat and buy the house cheaper..0 -

The place we offered 96% of the asking price a couple of weeks ago still hasn't sold - has been up for a month now. The agent has phoned us a couple of times asking how we're getting on. I keep telling him we're not inclined to offer any more.
The vendor did tell us they'd offered on a place the night before we viewed, which is a bit stupid considering they hadn't sold their own place (we think they'd had another offer at that point from somebody with a chain which has now got problems), they could perhaps have negotiated a lower offer on the one they want to be able to accept our offer.

It's so hit and miss. Sometimes the vendor is never going to budge, so it's pointless holding out any hope. We offered 5% below asking price on a property 3 months ago. It still hasn't sold and the EA hasn't got back to us. It's been on the market for 2 years. The vendors either need the full amount for their next move, or they're not in a rush to move. Sometimes the vendor is playing the game of poker and they'll get back to you, and sometimes they're just clueless and the EA does all the chasing up. We had an EA ring us a month after the vendor had switched EA in desperation, practically begging that we put our offer forward again as they'd "re-educated them" on the sale price (the EA's words, not mine!) - very patronising!0 -

we have just dropped from 139,950 to 134,950 (did it on sunday) as a last ditch attempt to sell. Taylor Wimpey asked us to do that and said they would pay for flooring and stamp duty, effectively making up the difference. We can't really afford to go much lower than that0
