    we had our 2nd viewing on Wednesday and accepted an offer on Thursday! :beer:
    Now the scary part begins!

  • i can't imagine needing to do more than 2 viewings and most people pre stamp duty rise had to make the decision immediately otherwise it would go under offer within 48 hours.

    After 30 viewings and no offer suggests your property doesn't have mass appeal at the price you are offering. Lots of agents have been asking me to view places 50-70k above my budget as things are not selling and they would accept lower offers…surely this must put off a lot of people viewing in the first place.

    I've accepted an offer a bit above asking price so am happy with that!

    We have a two bed flat in se10 on the market for £445k 2months PRE BREXIT,
    Buyer dropped out a day after the Brexit . . .
    Four weeks on 2viewing and the priced has now dropped to £420 . . .
    It’s all good but the house we want to move into has lost patience and I fear will move on in 7days. . .
    Such is life tho but its a pain in the . . .

    it's been very quiet for me...dropped house price to 134,950 - almost identical house opposite side of the road but 2 bedrooms and no ensuite up for £130, so I'm happy with the price.

    EA doing a rubbish job - when I asked for an update last week she said she had put the listing on their instagram page???? since then, not heard a thing

    feeling very disillusioned :(

    Not sure how you expect an EA to fix a stalling market? They only work with the prevailing wind and did best when it was credit fest time a few years ago. If someone wants a house like yours and it is priced properly they will find it.

    Maxwell007, I was being nosy and had a look at 2 bed flats in SE10, is yours £424k, it says under offer, get the agent to change that if it's yours, you have to tick the box to see the under offer properties so it may be missed if people don't actively tick it.

    The floorplan on zoopla looks a bit rubbish as well - it doesn't show the other bedroom clearly (if that's yours - apologies if it's not!).

    My agent had recommended taking my flat off the marketing for a week then putting it back on so it doesn't show the prices's ups and downs.

    I have accepted an offer about £30k below what my neighbour sold their flat for in March. It is disappointing but the house I want to buy has dropped their price so it's not impossible for us to move forward.

  • Just had feedback from viewer No4, we were in their top three and had the best garden and views by far BUT they have gone for a house with a bigger kitchen. Really frustrating as we are £30k below their top price so they could have extended the kitchen!

    I've never understood the theory of "offer less to account for work being done".


    321, your post for example, if they are putting 10% deposit down, they save £3k on their deposit and their monthly payments will come down a little bit, but surely £3k wouldn't be enough to build an extension?


    I might be wrong, and in your scenario they might be putting a higher % deposit down so would work out that way, I'm just using it as an example (although maybe they don't want the hassle of having to have building works done??)
