2. Plenty of pictures but some give the impression that there's not enough space. I've seen some houses on rightmove make the box room appear much bigger than it is for example.
3. "Offers over", as soon as I see a house listed with this term. I skip over it. I prefer people who put the house way above what they actually want and negotiate it down. In other words if you had 205k for that house with none of those "OIEO or Offers Over" then I would continue to browse.
4. Both schools not too far away, I'd class both as walkable distances.
5. Major plus point is it's also a walkable distance to the nearest train station.
Its my tenants furniture and she has alot of it !!
All four bedrooms are a decent size and you would get a double bed in all of them.
I did say to the estate agent about the offers over thing, the other two agents that valued it said to put it on at £205 to accept £200 but this one is the more popular agent in the town and this is what they recommend. At the end of the day if we dont get offers around what we are after then we may change our tactics !0 -
Hi All,
I posted a while ago on this forum about advice about our buyer pulling out,
well after toing and froing (through her solicitor for some reason) we decided to put it back on the market as we told them they continue based on the offer we accepted off them, or we put it back on the market - they had wanted us to take 5 grand off the offer we accepted and pay for a full survey
(Due to a report that showed ground movement risk over 50 meters from the house- basically odl river left some silt of some kind behind - no actual risk to the house confirmed by various profession agencies already).
So we have closed the house to viewing over the last few weeks whist we completely redecorate the house, repair all plaster work and repainting all the outside - the house look tired so hopefully this will improve the impressions when people view the house.
We also got a professional gardener to sort out the gardens.
Luckily i've got a family member doing all the work so all costs are kept low.
Fingers crossed it helps when people view the house (which is empty as we aren't living there anymore).
Got a couple of viewing booked for weekend, must be interested as we've had to move their viewings a couple of times due to the work were having done.
ALso asked estate agent to do an open day to try and showcase the house.
Good luck to everyone else waiting for a buyer too X0 -
Just checking in. Good Luck with the viewing tomorrow smallholding and good luck wishes to all that are in the same boat.
The couple that offered the ridiculously low offer have not been able to increase. They then withdrew their offer completely...because of the pub. Don't worry - we are used to it.
We went to see a stunning house today (I am viewing houses that I am interested in, to make sure we can move quickly if we EVER get a buyer)
It is starting to get me down now and after chatting with hubby, we have decided to slash the price completely in order to get out of here.
On the same street, the houses are going for 120k. Ours is now available for 87,500Haha!
We have had a steady stream of viewers and the EA sent me the rightmove click data today which shows that the property is generating higher than average interest.
Fingers crossed x0 -
That's interesting. ... 'offers in the region of' I always thought meant the vendor had received offers lower than their desired price. Basically offer us near the asking price or get lost.
I'd be put off such properties in the current climate.
Isn't that what it means then?"The only man who makes money from a gold rush is the one selling the shovels..."0 -
Good luck bonfire. Well done for reducing and not blaming others. I am sure it will sell being such better value than the neighbours."The only man who makes money from a gold rush is the one selling the shovels..."0

Thank You...it is just because it is situated next to a working mens club (which is closed throughout the week) But it is putting people off. It's no longer about money...just want to purchase a new place for us and our two kids.0 -

Thanks Bonfire. Wishing you luck too.
I am trying to stay detached about this one. DH is in charge (he is home all day). Last time he was in charge of a viewing the place was a mess and I was really cross.
