    We are hoping to achieve £200k for it and dont really want to/have to sell for less.

    We arent in a chain so under no pressure

    If you're marketing at Offers Over 190k, you won't be getting 200k. You might get a 191 or 192, but no one is going to offer 200k if it says OO 190K.

    You needed to OIEO of 210k if you wanted 200k. It's just the game that is played.

    Your EA is !!!! then. They need to get proper reasons. The EA should be asking proper questions, I know I get asked them.

    Is it the neighbours? Is the area? Is it amount of work required on the home? Were the pictures misleading?

    Seriously too many EAs waste the vendors time.
    Got more info... one said it was lovely and spacious but they wanted a separate dining area- not sure why they looked at a house with kitchen/diner and was priced right.

    Other said it wasn't big enough. Not heard from others.

    When I sold the last time nearly six years ago we were on the market for well over a year and had maybe 30+ viewings until eventually the highest offer came in.

    I believe that the EA who you are paying or will be paying tell you any old rubbish just to show they are doing their job properly. I wouldn't be surprised if these ("..they liked the property but felt the kitchen was too small...") are just wheeled out from a list at random. Even if they were faithfully reporting what the viewer said, there is no guarantee that the viewer was being candid with their remarks.

    In general, the mistake I made was not to communicate to the EA what price I would/wouldn't accept. Not doing that meant I received all sorts of offers that I thought were too low but the EA was surprised I didn't accept. I probably should have been clear at the start when the EA gives their lofty figure to win the business that "would you mind if for the duration of the 12 week contract it is clear I won't be accepting anything lower than your proposed valuation?". They'll tell you some crap about legally having to pass on offers which is fine as long as everyone is clear what your price is. If they don't know it, they'll guess it and they'll pass on that lowest figure to the buyer in order to match a sale. (They obviously don't care about the price it sells for they just want it to sell as quickly as possible)

    In the end, I was stubborn and that give me the "inflated" price I wanted but at the cost of waiting a long time. That trade off is a personal decision.

    Btw, (almost) completely off topic, but whilst I'm here, does anyone have any thoughts on how to avoid gazundering? Maybe there are already good threads here on the subject - I'll do some searching....
  • Today's update - One of the weekend viewings came back yesterday for a second viewing. They are mulling over as they want to make some major changes to our house to get what they want (loft conversion and moving the downstairs bathroom to our third bedroom). Hate to feel hopeful and get hopes dashed but you never know this may be it.

    What did they say to you or your EA after their first viewing?
  • Really positive noises ! Saw one at the same time that they said that the garden there was too dark. That property also needs a complete rewire, central heating adding, new kitchen & bathroom and garden landscaping, It is £50k cheaper than ours but basically needs about that in work doing before they could even contemplate converting the loft space. They liked the feel of ours, the room sizes and the garden. They are cash buyers which is perfect for us, so just waiting with baited breath to see if they are prepared to put in an offer!
  • So after a complete slow down straight after the brexit vote, now picking up again after the 3 on Saturday a 2nd viewing yesterday now another 2 booked for tomorrow!

    I suspect in a few months' time you'll have serious regrets when the agent is more honest with you. Of course agents quote high to get your business.
