Waiting for a buyer... Anyone want to join me?

We've officially joined the waiting for a buyer queue! So far finding the experience fairly deflating. Been on the market just under a week & have had just 1 viewing from someone whose house wasn't even on the market (subsequent feedback - that I had to chase for - that our house isn't the one for them...imagine our surprise!)

I know that EA promise the world to get an instruction but aside from our house being put on Rightmove don't feel like they're doing anything to give it a good push - we don't even have a for sale board up yet!

Other houses of the same style as ours have sold fairly rapidly so unsure what's occurring! Demand isn't an issue as every house we've wanted to view has had a chocka list of people waiting to see it!

We're on at £205k and wondering if the awkward price point means we're not visible to some searches?!

1 week is really not a good indication of how popular your property is. Leave it a few more weeks and I'm sure the viewings will pick up if priced correctly. It all depends on how much you want to achieve for it?? 205k will be missing out the buyers who will only go to 200k.

I would leave it a couple more weeks and see how it goes. xx

This is true, just impatient so house selling not ideal :rotfl: Also doesn't help that our heads have been turned by a property who won't accept an offer till we've sold!

Our minimum is 200k realistically, perhaps if still quiet in the next few weeks we should adjust to offers over 200k to capture that audience. Just feels like we're missing the boat whilst newly listed but equally don't want to look desperate lol.
  • Nothing doing here. DH refuses to countenance either changing agent or dropping the price.

Maybe ask GlasgowDan if he is willing to relocate? Of course, don't forget to double the price beforehand.

Seriously though, something will have to give. Could you ask the EA to talk some sense into him?

Then why are you looking at moving? Surely it's a joint decision.

  • Update - we have had an offer ! Just asking them to up it a teeny amount and once confirmed we will be putting in an offer on the place we want to buy. All the hoping and finger crossing has paid off..

Note to others keep faith the right ones will come at some point !

These people came yesterday to look at the house luckily DH was in as the estate agent was late as always (basically called them as they were leaving half an hour after agreed time to say they were running late !) If we had left it to the EA we would not have got the sale !

    Ah the subtleties of marriage!

    Hammergirl BRAVO :j:j:j
  • Congratulations Hammergirl. That's brilliant news....I'm sure they'll increase it slightly if its their first offer! Yay!

Smallholding....blinking frustrating. Have you spoken to the EA about what they think about the current price? What other similar properties are selling for? Can they provide you with the rightmove user click data?

Well we have had 2 seperate viewings in 2 days and both turned up...I want to do a little dance for that happening alone. I checked our CCTV today (OMG....i'm going insane) and they were here for a long time and stopped on their way out to cross the road and look out the roof!

Another viewing next Tuesday now. No feedback from yesterday but ah well at least we are getting feet through the door.
  • Bonfire you are doing really well.

EA suggests priced correctly. We are appearing in searches twice the branch average. Is that the data you mean?

There are not really any comparables but for a four bed detached we are in the middle of the price range in a ten mile radius.
