    In the end, I was stubborn and that give me the "inflated" price I wanted but at the cost of waiting a long time. That trade off is a personal decision.

    Perhaps the value of the houses in your area had risen that little bit as to make your price seem more appealing then? So it wasn't a case of you getting a higher price, just the actual value finally matching your asking price?

    If you're marketing at Offers Over 190k, you won't be getting 200k. You might get a 191 or 192, but no one is going to offer 200k if it says OO 190K.

    You needed to OIEO of 210k if you wanted 200k. It's just the game that is played.

    This is too generic a statement to hold any water. It depends on the desirability of the property.

    But isn't it different in Scotland with closed bids?
    In England I do think Indiana's statement is more likely.
    We offered £325k on a property that was advertised as offers over £350k and it was accepted.

  • It had all gone quiet for us after a no show on Saturday (LOVE THOSE!)

    EA called late this afternoon and advised of 3 bookings for this week. There is a beautiful house on the market that we would buy in a heart beat. I'm not getting my hopes up though but house is priced competitively. :) xx

    Thanks for the response. Yes possibly although at that time the market was quite flat. In general, the housing market is quite an iliquid market so you might expect it to take time for a sale to go through at its theoretical maximum. In such a market, I do believe there is a trade off between a quick sale at a lower price versus the longer sale (with all its limbo-like downsides) for a higher price.

    still no movement from us :(

    i'm confident the price is right, its up at £134,950 and a house opposite us is identical except no ensuite, not south facing and only 2 bedrooms - advertised at £129?

    not had any viewings for a few weeks, spoke to one of the directors of the EA - He said that there is a lot of competition and most FTBs are going for new builds in our area, coupled with the fact that our house sits on a new (we bought it new 4.5 years ago) development just off an apparant council estate, is putting people off

    We've officially joined the waiting for a buyer queue! So far finding the experience fairly deflating. Been on the market just under a week & have had just 1 viewing from someone whose house wasn't even on the market (subsequent feedback - that I had to chase for - that our house isn't the one for them...imagine our surprise!)

    I know that EA promise the world to get an instruction but aside from our house being put on Rightmove don't feel like they're doing anything to give it a good push - we don't even have a for sale board up yet!

    Other houses of the same style as ours have sold fairly rapidly so unsure what's occurring! Demand isn't an issue as every house we've wanted to view has had a chocka list of people waiting to see it!

    We're on at £205k and wondering if the awkward price point means we're not visible to some searches?!

    You offered 15% MORE than an EA suggested a property is worth, at the peak of a bubble? I've got a time share you might be interested in....
