Well up until brexit at least the only vendors in my area who were ''waiting for a buyer'' were the the deluded unrealistic time wasters and kite flyers who's houses were stupidly overpriced and generally in a poor condition and/or an undesirable area.
Any house that was even remotely sensibly priced would sell within a month of coming to market, and this is in the NW and certainly not a typically hot or fast moving market.0 -
You sound a bit angry, ian, with your references to delusion and time wasters. Yes, I've met them too, but.....
Back in '06, it took me 10 months to sell a bungalow I'd renovated. Condition: immaculate. Location: growth area in Witshire, 9 miles from Bath.
Clearly, I wasn't 'deluded,' because it sold at the asking price.
Throughout that time I had 3 or 4 potential buyers who couldn't sell their own properties. They may have been asking too much.
The bungalow received a full price offer quite early on and the sale process began, but the buyer pulled out due to a difficulty with an elderly neighbour. This was something I then had to resolve, or face a similar problem again.
In the real world, stuff happens!0 -

Perhaps I'm one of the deluded sellers but I beg leave to doubt the "everything sells in a month" story. I live in a small village which is definitely a niche market, houses nearly always take a long time to sell here.0

You either want advice or you don't. You can't ask for advice that only serves to back up your view that your house is perfect and it's the agent not marketing the house properly. Everyone uses rightmove nowadays so the marketing side is easy.

Sue it is similar here. While some of these comments may apply to affordable houses in popular cities it is different when its a more unusual/expensive house.
Expensive is not the same as overpriced.0 -

But this isn't really an "I need advice" type thread is it?
It's for people selling their homes, talking about viewings and feedback.
They are not saying "oh why hasn't it sold?" - there are plenty of other threads like that.
It is just to chat to others in the same situation, a bit of support if you will.
And it was a nice support thread until Brexit when the gloaters appeared on here.
Now those trying to sell their homes aren't posting on here because all they get from you is "it's overpriced, the end is nigh, you're trying to sell your homes in the current climate - fools".
I think all vendors are aware of the current climate so don't need it ramming down their throats for your entertainment which tbh is what it is to you.

thats not how most of the replies read to me, people are talking about price reductions, number of viewings, conditions of property etc and others giving advice on how they can get more viewings or how the house should be presented
Surely the price is one factor (possible the most important) which they need to consider with a sale, and it sounds from your reply that that is the one thing they don't want to hear, when its obvious its overpriced0
