So update - no more viewings had the rightmove click through data and we are performing better than the branch average.
EA says lower the price. DH who works in sales reluctant as we were already reasonably priced for our area also as he says a bad salesman can sell anything cheap they just need to work harder to sell at a better price !
Reviewed the description and have asked for some changes as it was pretty lazily written and bland. Have also asked for details of how our open day compared to the ones coming up (since we had it 2 days after the referendum) if others are getting more people through may be worth running again.
Anyone got any other advice?0 -

If you're not getting views or interest, then it's not priced properly. Unless there is something majorly wrong with your house.
As for the description in right move, provided it's got the sizes of the rooms and the tenure status no one bothers to read anything else. When I view houses and it's the same for everyone I know. They look at the pictures, floorplan, room sizes, tenure, map and street view and nothing else.
You can try sweet talking people are much as you'd like, or the EA for that matter, but it's a house at the end of the day and people are not going to be fooled. Speak to another EA, find a similar house on sale with another EA and speak to them about it. Once you've got this information you'll know for sure it's priced properly.
Feedback is very important. if the EA calls me after a viewing I always give feedback. You should emphasise this to them. I always end by saying what I think it's worth - if I'm not interested in buying it.0 -
It is a tricky time right now to be selling, there is too much uncertainty....0

Thanks all
Confident in the pricing compared to other houses in our road that all sold in less than a week pre referendum. Think having our open day two days after the referendum may have had an impact (4 peopled pulled out). We had 6 people in that day smaller house in same condition in the road open day a week before had 12. Another one this weekend has 13 is more expensive than ours and needs work.
Now EA says there are no more people they can send it out to we suggested that anyone who didn't click with the one they are doing this weekend they may want to point in our direction but they just don't seem interested in pushing our property.0 -
Wow...sounds positive Jox!
Well, we had a viewing at the weekend, knew it went well as when we returned to our house they had come back from viewing another with the EA and were having a look at the front garden again.
They put an offer in 12k below asking price (the house is on the market for less than 100k - south wales) and we rejected. However, they went into the EA's to make the offer on Monday and since then the EA has been unable to contact them - even to tell them it has been rejected. The phone just rings with no option to leave a message. They are either terrified that we have accepted and have changed their minds or they have vanished.
We also had a viewing Monday and a 2nd viewing of the property by the same couple the following day - unable to contact them either.
So frustrating.0 -
That does sound good Jos
Bonfire - at least you're still getting viewings, that is strange about the ones that offered and disappeared...
Wen Tom - you only need the one that buys it!First win (October) - Apple Ipod off a radio competition
November - new nokia mobile phone, £250 electrical voucher (both radio comptitions)
March - 2 cinema tickets to see 27 dresses (radio again!)

You are not selling a blood car!!
Buyers are smart now, anyone getting 100k's into debt and in a position to get a mortgage will do their research and people are now realising that the market will fall over the next two years which is how long brexit uncertainty will go on for and offering accordingly. I doubt a description is going to make much difference, people can see the important details e.g. size/lease and condition from the pictures.
My partner is an EA and they do give up pushing when they realise you are asking for unrealistic price no one will pay it, as they see buyers and what level people are offering every day.
I would make a cut now, as longer you wait the price will just get lower0 -

Had two people come and see it before it was advertised and then had 10 people booked in for the open day. then the referendum happened had two pull out and a further two no shows. Two other houses in our road had open days in the 4-6 weeks prior to ours both sold within 3 days of the open day at above asking price.
We are now over a week on from the open day and have received one offer £50k below asking price from a couple who aren't even in a strong position and no further viewings. AAAAAAAAAAAArrrrrgggggggghhhhhhhhhh !
To make matters worse we have been gazumped on the property that we were buying over the weekend.
its only worth what people are prepared to pay. And it sounds like people have no interest in your place.0 -

I think every time you say this phrase you should put a pound in a jar. In no time at all you'll be able to buy your flat with it and won't need the market to crash0 -
Hammergirl no disrespect but DH sounds a bit of a numpty"The only man who makes money from a gold rush is the one selling the shovels..."0
