I'm still crossing my fingers until it's all gone through! Especially after some of the stories on here!

Smallholding - heard anything back from the 55 minuters...?
First win (October) - Apple Ipod off a radio competition
November - new nokia mobile phone, £250 electrical voucher (both radio comptitions)
March - 2 cinema tickets to see 27 dresses (radio again!)

I know how you feel, we are 8 weeks on from offers accepted and I'll feel easier once we've exchanged. Hoping next week but it's a long chain so who knows?

    Have you found anywhere?

Yes, we've already bought our new one with bridging finance... so glad we've sold reasonably quickly! Luckily no chain, so that shouldn't be a problem, they've already sold and we've already bought.

Smallholding - does your estate agent ring for feedback?

  • This viewing was done privately because we sort of know the people.
In my experience feedback is pretty useless. I think viewers often dismiss a house for emotional reasons which they can't explain and then look for an excuse. I think this is why feedback often sounds silly to us the seller. e.g. its next to a pub, when the details clearly said that.

Most people work very hard before buying a house. In modern times you could be saving 5 years (I have) for a decent deposit. I think it's completely fine for a person to be fussy about the house they buy, especially if it's one they'll be living in for several years or even for the rest of the lives.

I agree that people definitely need to read more and see more on the online page for the house. However some things you can't see from street view or from descriptions. Also the number of EAs who I call and ask questions about the house that can't answer because they either don't know or they've never seen the house is shocking.

I've asked questions often as simple as are there extractor fans in the new bathroom? Where is the boiler and the electric mains box? That's why out of about 70 houses I've viewed only 3/4 have matched my criteria. Of those 70 I'd say I would have skipped 50 if they had answered some of my basic questions. But EAs want you to view rather than answer questions.
  • I don't disagree with any of that.

The pointless feedback I mean is, for example,
    "It has a downstairs bathroom"
when that can clearly be seen from the details.

Yes because it shows them up for how little they know about the house they are trying to sell. You'd think for a few grand in commission they'd bother to learn the basics.

There's 1 agency near me that are quite highly trained, they all go round new instructions together and try to ask all possible questions that customers might ask. I wish they all did that, some of them just literally stand there grinning.

    Can I join?

My husbands house is finally on the market (YAY!) - it went up last Wednesday, and has an open day this Saturday.

As we don't live in it (or near) the Estate Agents have the keys - we have corrected the details, and the EPC via email - but they have said nothing about who, if anyone, is going to see it, or if they have had any interest.

How often do your estate agents give you updates? Or feedback?

We had indicated that we only wanted to be involved at offer stage - but now we want to hear from them every hour or so telling us how many have clicked through on rightmove!

    What is a nice balance?
