  • When we sold our last house in 2014, we had one viewing that we had to do ourselves as the EAs were 'unavailable'. They warned us ahead of the viewing that the woman was flakey and had already had an offer accepted on another house they had on their books. She arrived with her mum and by the second room she was in tears, telling us how perfect the house was. By the time she got upstairs, she was calling her lender regarding increasing her borrowing and having seen everything - the viewing took over an hour - she made us an asking price offer direct before leaving.

    Our EA called to confirm she had formally offered and withdrawn the offer on the other property, but set alarm bells ringing by saying she'd need to bring her DH back to view at the weekend. She did, he loved it too and the sale went through with no price negotiations in a few weeks :D

    Hope your buyer comes good too!

    It's interesting how everyone approaches it differently, isn't it! Our viewer from yesterday has officially noted their interest in the property and we now have another 2 viewings booked for tomorrow.

    Things in our area are certainly selling quickly so fingers crossed.

    Ive been politely cheerful when viewing houses so far, but I confess made it quite clear with the latest one that we loved it - we were viewing with the agent though, not the vendor.

    They've accepted our offer today :j :j :j subject to us selling our own, of course.

    Photographer due in 40 hours. House covered in aftermath of 2 years of sorting, packing, DIY. Many jobs still left undone that we wanted to do but I'm not risking losing this house!

    Best crack on with the hoovering I suppose.

    Ooh - a question about neighbours... we live next door to three nice young lads in a band, who occasionally practice in the living room, and who often stand outside the back door (our main entrance) chatting. Not really problematic and they're certainly not doing anythig wrong (and have always been apologetic and responsive if we've asked them to turn it down a bit).

    My partners afraid if they're practicing when we have viewings it will put people off, and we should tip them off and see if they'll hold off just while we do initial viewings. I think we just need to leave it to chance - its not all the time obviously but our buyer will obviously find out at some point!

    Any thoughts? We're a terrace in a popular studenty area (although theyre not students) so if I was buying here I wouldn't be expecting rural isolation :rotfl:

    Is it deceptive to let them know when our viewings are and ask nicely if they'll not have a band practice? Wouldnt want to give the impression they do it all the time... but I know if I was buying it Id want to know sooner rather than later even if it didn't put me off...

    Have any of you been in a similar situation?

    With respect, why has the vendor accepted your non-proceedable offer? Why would they stop viewings while they wait for you to sell?

    Theyre not stopping viewings til we've got an offer on ours - which is precisely what I'd do myself. I'm quite aware someone else could jump in before ours has sold - but that's true at any point til exchange anyway! We're selling ours now even if we lose this one (although I very much hope we don't).

    Cheery - we're in a similar situation, our neighbours 20 something son has a man cave in the garden, wood burning stove, 40 inch TV the lot. He often has mates round and they stand out smoking and chatting. They don't bother us at all, and are always polite and friendly, but I won't lie, I'm sure some viewers were put off when they saw them. No matter how much we said they weren't any bother, I can see why they would be wary of the situation. Luckily for us the offers we did get were from people who saw them and weren't overly concerned, I feel happier knowing that they are fully aware of the neighbours. Just because they don't bother us, doesn't meant it wouldn't be an issue for others so it puts me at ease to know we haven't hidden anything if that makes sense.

    That does indeed make sense Pumpkin, thank you :) I too would feel more comfortable if people were aware. There's a little back yard behind us, not tehnically communal, but not split up, and a few people have got chairs and tables out there which you can see as you approach ours so there's bound to be someone about when anyone views and while it may put some folks off, hopefully not all :)

    I've got one room ready for pictures - only another four or five to go :eek:

    Evening!

    Ours is now up for sale with another Estate agent - the same EA that has the house we want to buy. We also put in an offer of interest on this particular house Cheery, Saw it before we had a buyer for ours. The Vendors are lovely, I have their mobile number and they just keep saying they arent in a rush to sell (though they are still marketing the property) but obviously someone could buy it at any point. Hoping the EA will work hard to sell ours as they know we will buy the other one so double sale, double incentive i hope!

    Looking much more homely happytails. You're not far from my friends in Ringway. They sold with your old agent a couple of years ago but it took about a year.

    Small world! We got recommended to the old EA by a family friend but they sold 4 years ago, they dont seem to be selling as many house atm :(
