    We stayed up pretty much all night (poor Mr Cheery didn't go to bed at all) and had to postpone the photographer half an hour cos we still hadn't got our acts together but we have FINALLY had the photos taken :j To say I am relived is an understatement - it's SO clean and tidy in here it doesn't feel like my house rofl

    Theyre not stopping viewings til we've got an offer on ours - which is precisely what I'd do myself. I'm quite aware someone else could jump in before ours has sold - but that's true at any point til exchange anyway! We're selling ours now even if we lose this one (although I very much hope we don't).

    I also wouldn't have agreed a price yet. 1. It makes it more appealing to others (human nature to want something in demand), or for them to make a rash decision to buy instead of holding off. 2. If someone offers low on yours, you can't lose it further up the chain (I once sold for less than I wanted as I got the house I wanted for less). 3. If it takes you a while, they are less likely to reduce the price seeing as you've already agreed one. 4. The market may drop, in which case you may end up overpaying.

    Do you mean we should have just expressed an interest, without offering a specific price? I've not bought or sold a house before so there seem to be so many unwritten 'rules' I'm not aware of (Mr Cheery bought this one 27 years ago and we had the deeds changed to add me after the mortgage was paid off).

    We are now on the market :j :j Popped in to give estate agent a spare key and they'd had three viewing enquiries within the first 20 minutes :eek: best tidy up again - we stuffed SO many things into the built in wardrobe ready for photos that there's likely to be a small avalanche should anyone dare to open the door :eek:

    Really pleased with the photos though :j :j there's a similar ish house round the corner that's on for the same price who have an open day tomorrow so I'm hoping people will take the opportunity to look at both on the same day (I know I would). Ours is slightly bigger and far more interesting with a bigger garden. Fingers crossed!

    Rang the agents of the one we want to buy to tell them we're on the market - there haven't been any other offers on our dream house so I'm hoping it stays that way... :o

    Good grief. We went on the market yesterday afternoon and have seven viewings booked for tomorrow, two for later in the week, and they've had several others they're arranging times for :eek:

    Didn't want to do viewings myself but for various reasons I've ended up doing these ones tomorrow - I'm terrified! :eek: :o

    I know it's not always true, but does anybody else selling find themselves thinking "That'll be a no then" when their EA calls in the afternoon to report on a viewing?

    Had a viewing the other day - I am not living in the property at the moment, it's been rented out but now I need to sell.

    I reduced asking price by £5k last week. Had viewing and this morning EA phoned with an offer £6k below the reduced price.

    I've told them to go away and come back with a better offer, that I'll only go £2k below the new price. They're thinking about it!

    EA closes at 2.30pm... aargh!

    I need to sell but I can't really afford to go as low as their offer. I'm hoping their offer was the equivalent of my first, ridiculous offer on the property I am buying.

    Fingers crossed!!

    Telling buyers to "go away" is probably not a prudent move in this market IMO, but who knows, maybe they will run back having learned their lesson? Why don`t you tell your new house seller they need to drop a bit?

    Have you heard anything dancing star? Our first offer was definitely cheeky so you might as well negotiate...

    We went on the market Thursday afternoon, had 7 viewings this morning, and received an offer of 8.5% over te asking price at lunchtime :eek: :j :j

    Hi Cheery Daff! Congratulations to you. You must be really chuffed!!

    Viewer is going for a second viewing tomorrow morning. Bless my EA who is giving up his Sunday.

    I will go a bit lower with the buyer, as it is a cash deal, but not to his first cheeky offer. I do trust my EA and he advised me on the local market, and the fact I do need a quick sale as I need the equity to fund the work on my new place.

    So just hope the potential buyer decides they do like it tomorrow!

    We've got decisions to make. Our offer is from someone in the same position as we were last weekend - found dream house, theirs ready to go but not on market yet... they want us to take our off (and as I say have offered a hefty chunk over asking price if we will).

    So, do we:

    (1) reject and keep it on the market (it's been on less than 3 days). One 2nd viewing already booked, 3 other viewings scheduled this week and at least 5 others agent is arranging a time for so seems very likely we'll get another offer, and possibly go to best and final bids.

    (2) accept but put our own conditions on that they must have a PROCEEDABLE buyer themselves within say 3 weeks. They live in similar area to us so are probably likely to be able to do that -as we just did (although we'rebin better school catchment which is why they want to move). They've booked appointment for our estate agent to value theirs on Monday and said they'll get it on the market as soon as they hear from us.

    We offered on our new house before we were on the market - vendors 'accepted' but refused to take theirs off before we'd accepted offer on ours. Contacted vendor's estate agent yesterday to ask if they'd take it off if we accepted this, despite incomplete chain (they're still looking for somewhere themselves anyway). No reply from them, and agent is doing another viewing there this morning (the only one since our offer last week).

    Trying to decide what I'd do if I hadn't met everyone yesterday :rotfl:

    My agent not open til tomorrow anyway and who knows, they may have had several more offers by email over the weekend :rotfl:

    I'm aware this is a nice "problem" to have!
