  • Happy tails - good luck with sprucing up the front. Good to make a good first impression for those that like to drive by! Hope the changes your making will make a difference for you.

Temo - good luck to you too. It must be hard keeping everything viewing ready for all that time. Have you had many viewings? The fact you only bought two years ago might even go against you, how does the asking price compare to what you paid for it?

(Sorry I don't know how to quote - on a smartphone!)
  • Out of interest, how long did it take you all to have your first viewer?

Our flat is probably going on the market tomorrow (just waiting on the draft advert to approve) and wondering whether to expect viewers at the weekend or not!

I think our first viewing was like 3 weeks after listing it - not great! But my friend in a different part of country sold in a week.

We went live on a Monday and had the first viewing the next day, then a little flurry the following weekend.

Maybe to reflect the current market this thread should be called "Waiting for a Viewer"?

Too right. 8 weeks and nothing! Our agent came round to take some updated photos and said he'd never known a market like it. Absolutely no idea what will happen down the line and has plenty of nice houses that won't sell yet plenty of ones he'd expect to languish being sold.

Evening all, can I join you? :)

We have been pottering about doing things to our house for the last couple of years and are finally getting round to putting it on the market next week

Found somewhere we'd love to buy and are going back for a second viewing tomorrow. Photographer etc booked for ours for Wednesday morning, reckon they can have it on the market on Thursday. Things go pretty quickly round here (she says...) so I'm hopeful we might have at least a viewer or two by the weekend, but we'll see.

Estate agent was I think trying to be helpful when he said one they'd sold locally recently had 72 viewings in the space of 6 days   Just made slightly concerned about the state of my Poundland stick-on kitchen floor tiles :o :rotfl: :rotfl: :rotfl: I'm assuming they were exaggerating slightly - we'd have to move out if they wanted to fit in that many viewings surely! :rotfl:

I've not bought or sold before (moved into the house Mr Cheery owned and am now on the deeds) so this is all pretty new to me... We own this one outright now though, and have a mortgage in principle agreed which will allow us to offer the asking price on this one we're seeing tomorrow.

We'll see... Got four days to get ours from 'giant dumping ground and aftermath of 2 years of decorating and packing' to 'ready for photos'...
  • Well as an update we went on the market yesterday afternoon and have our first viewer this afternoon! Eek! I'll be making myself scarce while my other half carries out the viewing.

Not expecting an offer from the first person who views but hopefully we can get some constructive feedback for any future viewings!

Yes highly difficult with an 18 month but its been so quiet on the viewing front that I've given up trying to keep it perfect all the time! I think we've had about seven views in total.

Originally we paid £195k, we listed it at £225k but have dropped asking to £215k now

Did all the sprucing of the front this morning. I think I had a drive by'er this evening. Someone in a Mini coming past very slowly looking towards the house. 2 mins later, came back slowly doing the same! fingers crossed for a viewing next week!:D
