It's only in theory at this stage, they haven't actually offered, but I realised I need to know what my answer will be if they do. It felt like they really liked the house, but it's hard to know for sure, people are very polite :rotfl:
Ah OK. Surely they wouldn't have asked if they weren't thinking about it. I'd say it sounds positive though.

How low is too low to offer?

Theres a house we love on the market for 190k. Would it be too cheeky to offer 170?

    Advice appreciated

My first viewer was really keen, was saying he had missed a house on our street before and didn't want to miss out on this one. Really got our hopes up, then made a really low offer and nothing since :rotfl: so now I'm glad that we aren't doing viewings anymore :wall:

It depends how long it's been on the market. I would say if it's been on for ages then worth a try but if it's not been on long it's very low.

His low offer is probably why he missed out last time!

Well we've fallen in love with a house, no buyer for ours.

We were toying with the idea of offering on it with the understanding we had to sell ours first and come to an agreement for a timeframe to shift ours. Or wether we just wait it out and risk losing it til we find a buyer Hmmm

I guess it depends on how fast they want / need to sell really. If they are in no rush they might be happy to wait for an agreed time. Or you could just tell the EA you are interested and ask for updates on what is happening? We have people who haven't sold, but like ours. The problem if they accept your offer and you don't sell in the time frame (hope you sell quickly!!) they go to sold, then have to go back to for sale again, it does put people off that there is something wrong with the house as the viewers don't know why it is back. Also having had a sale fall through it is really dis-heartening / hard to put the back on the market again.

Same happened to us but we viewed it before we even put ours in the market!

We told the EA we wanted it but needed to market and sell ours first.
Got ours on the market but then the house we wanted sold. :(

We removed ours from the market because we only wanted that one house.

2 weeks later their sale fell through (4th time!) so we put ours back on the market.

We told the seller we really wanted it and that we wouldn't mess them around because we knew what we were taking on but we still had ours to sell.

We accepted an offer on ours a couple of weeks later and we've lived here almost 9 months now and love it!

Even though the seller won't accept an offer it is worth letting them know you're very interested.

    Good luck!

If I was in love with a property I would try and make an offer. Even if they say no at least they know you are interested. You never know they might be happy to wait.

My next door neighbour usually has a pretty tidy garden but for the last couple of weeks it looks like a dump. Toys scattered all over the garden. Honestly it's awful. The other side is beautiful those neighbours are very particular and keep their garden perfect. I am really worried that the messy garden the other side is going to put people off. It wouldn't be so bad if they had always been that way at least I could have accepted it. It's really annoying short of going round there and tidying up myself I can't do any thing about it can I? Nightmare :(
