    It's good enough we think. We worked some numbers last night. We're swaying towards accepting, but it'd be good if we could see the outcome of the person who is coming for a second viewing first.

    I'm still trying to organise a decision in principle to put us in a better position too. It's so hard when working full time in a job where you can't get time off/make calls during the day. Last time I had an office job and it just made all the organising easier cos I could make calls when I needed to.

    Those of you showing people round your own house, are you with online agents?

    How is the house hunting going for you guys? Or are you waiting till sold? In the last week only one house has come on the market worth looking at (I'm looking at 5 towns/areas but in reality only 2 of them seem affordable). There's only one house I have my eye on for a price drop - been on a while, since the start of April. But its £45k over budget at the moment. Is it worth offering so low? It'd be less than 10% below asking price. I suppose in some way it would tell them their house is overpriced if they keep getting low offers. A house two doors down from them sold - not sure what for, but was on for £69k less than theirs. But they're different so hard to compare. I preferred the lower priced one that's sold.

    Just been notified of a viewing at 4pm today. Having a huge Sunday lunch, the kitchen is a bombsite!

    We are with an online agent and I do the viewings myself. It's ok really. When I've viewed in the past its always been the vendor that's shown me around, so it doesn't seem strange to me...

    Cheers Toc, she's made a lot of money in Stoke Newington and looking to be mortgage free. She was so happy with the (paved) garden so I wonder if they're all currently in a flat without one. Don't expect their property there is huge so perhaps I'm underestimating the size of my house. Keeping everything crossed! Ta x

    Not with an online agent, but have nearly always done my own viewings. The EA never offers but if I asked they would fit it in I expect.

    Seen one house twice and she's not on the market yet (she took it off last year), but there's another I like the look of but won't view now until we have a buyer as I'll be disappointed if it goes.

    I have been put off investor's a bit now, I actually find their offers a bit offensive. I know that's how they make money but I know my house is worth more than that so I wish they would stop wasting everyone's time.

    That's good that they offered a good amount. I would do the same as you though and sit on it till the 2nd viewing too. Fingers crossed you get a little bidding war!

    I feel the same I'm very reluctant to view anything until we have a decent offer on our house. I would be gutted if I fell in love with the house and lost it because of not selling mine quick enough. Luckily there is nothing on the market we like at the moment.

    Just had a viewing, it seemed really positive although they looked into every nook and cranny, found all my junk hiding places! I was a tad embarrassed.
    They then said they had had an offer on their property but it had just fallen through so back to looking for a buyer. They asked if we would consider an offer from someone who hadn't had an offer on their own property yet. I don't know! I was a bit non-committal and just said, well we haven't found anything yet...
    How should we approach it, is it a straightforward no, or is there a way of saying yes, but only if you find a buyer in the next X weeks?

    Oh my god I would be mortified watching someone looking in all my cupboards :eek: that's why I'm glad the e.a is doing it.
    It's difficult to know what to do if someone who hasn't sold their house makes an offer. I suppose you could say yes but give them a reasonable deadline to sell their house maybe? It would depend on their offer though, for me it would have to be a really good offer for me to accept it.

    Glad the viewing went well. It is my worst nightmare when they poke about, as they have a right to, but it is embarrassing when they come across the 'storage' areas.

    If they do offer (and it's a good offer!) you can say that you will accept once they have a buyer, but you will continue to market your place until they are proceedable.

    We have 3 buyers that want ours and only one of them has their property on the market. The other 2 are first time sellers and seemed to think getting theirs on the market would be quicker than it actually is. It is incredibly frustrating. What we have done is said that once they have a buyer we will confirm our acceptance of their offer. So we remain on the market and the interested parties get updates as things change on our house. One of the people interested dropped her price once our other sale fell through, but sadly she has no buyer yet. I think it's a mixed bag, great knowing that someone wants the place, but still means we are stuck as nothing can move forward.

    I always want to nose in the cupboards. Storage space is a big thing for me, but the two viewings I had with the vendors put me off looking. Which is why I want a second viewing on the one we think we want. I want to have a good old nosey without them watching. It seems to be the norm round here that EAs do the viewings, but on this occasion they never turned up and on the other occasion the vendors were home while we looked around.

    I do worry that if they open one of my cupboards everything will just fall out :o

    Great news for the offer, but yes it does make it awkward if they haven't sold yet, especially now I realise how hard it is to sell. I think if it were us we'd keep the house on the market and offer to accept their offer once they found a buyer if we hadn't found one in the mean time.

    It's only in theory at this stage, they haven't actually offered, but I realised I need to know what my answer will be if they do. It felt like they really liked the house, but it's hard to know for sure, people are very polite :rotfl:
