I currently am sat in the car with my dog parked up on the next street with all my washing on the back seat. I actually don't think I could feel more ridiculous. It wouldn't surprise me if someone called the police. I look pretty dodgy. Can't go home for another 45 minutes and it's raining so don't fancy walking the dog. So he is whining, Nightmare.0 -

2nd viewer made a rubbish offer, the E.A said he was an investor and that they usually do come in low so not to worry. By low I mean 10k under the o.i.e.o price. I would rather keep the house than sell for that price. Had 4 more viewings today and now have 5 on Monday so with a bit of luck we might get a serious offer. Also I have booked my dog in to doggy daycare on Monday so I can go out for the day and not stalk the viewers :A :rotfl:0

Thought I'd join this thread. Never sold a house before, and mine has been on for 6 weeks today. I've had 12 viewings so far, but only 2 in the last 2 weeks - it seems to have gone dead since then.
We keep missing out on houses we like, and today the last house we wanted has sold... so frustrating.
I'm not sure what to do with the price, it's on for £325k, and the EA says it's the right price still. He did suggest if you do drop it it needs to go to offers over £300k to get in the lower Rightmove bracket, but I'm a little disappointed a house exactly like mine sold for 315k (ea told me) and it's not as good (smaller garden, wrong orientation, mines opposite park at end of cul de sac etc).

I'm no expert im a first time seller, mine is considerably cheaper than yours so is attracting first time buyers and investors so can't compare. Mine went on rightmove Wednesday afternoon and have a total of 11 viewers between Wednesday evening and Monday coming. I think that is quite a lot but have nothing to compare it to. The more expensive the house the fewer people can afford it I guess.
One thing I have noticed so far is that the o.i.e.o part of the price seems to be ignored. My two offers so far have both been 10k lower than the o.i.e.o price. So I'm actually starting wonder if I should have stuck with my gut feeling it was not a good idea. Even when I have seen houses that are offers in excess of I have had every intention of offering below the price. So I should imagine that will happen to you if you go for the o.i.e.o.
Hope things pick up for you, I remember reading that you get most of your viewers early on and then the property goes a bit stale on the market. Not exactly sure what you can do about that though.

Still no luck here. I'm thinking it must be overpriced but hubby says not. Going to try to be patient for a month before considering lowering. Our last sale was so simple. 3 viewers in week one and third bought it, no stress or fuss. I'm not cut out for the waiting game!0
