Waiting for a buyer... Anyone want to join me?

I expect the Estate Agent to be able to collect proper feedback from people already actively seeking a property like mine.
I know they are easy to blame - I have already reduced the price by £15k (4 weeks ago) as they advised and now I guess I've just gotta sit around and hope!
In my view feedback is a vastly overrated construct. The only feedback a seller should be interested in is "do they want a second viewing?" or "What have they offered?"
It is rare for a buyer to give entirely honest feedback to an EA as to why they didn't like the property, and even if they do it is probably rarer for the EA to be entirely honest when reporting back to the seller. Both are guilty of not wishing to offend.
If a property has been on the market for several weeks and has not attracted any offers the likelihood is that the property is overpriced.0 -
I just had to give feedback on a house I have viewed. I wasn't 100% honest I was trying to be nice, so I agree with the above. I am really nervous about getting feedback, what if they are really harsh about my house :eek:0

Loopyloops that is great that people are wanting to buy. Must be frustrating that they have houses to sell though. That's why we have only viewed one house so far (apart from the fact very few come up that we like) we really don't want to fall in love with a property we can't buy yet.
I'm impatiently waiting for my house to go live on rightmove etc. Not sure why it's taking so long they told me it could go on straight away once I approved the particulars.0 -

Even in this economic climate most houses priced correctly should pick up at least one offer?0 -

No I certainly would not.
I would stand by my principals if I felt they were trying to make a fool of me.0 -

If a property is priced correctly, taking in to account all factors including the economic climate, then it should certainly attract offers.
As I said above, if no offers are being received it generally means the property is overpriced.0 -

Yes, it's good that people are interested.
Hope yours is on RM now. I know the day ours was due to go live I called as it wasn't there by mid afternoon and the EA said that they had been trying to get a better front shot. It had been cloudy / grey the day the did the originals.0 -
Oh my gosh, within 1 hour of it going on rightmove we had 2 viewings booked. One tonight, one tomorrow. I was not prepared for that at all!:eek:0

Sorry, don't agree. Any estate agent wants the buyer to act on feedback so any issues can be sorted, they can get it off their books and be paid.
A lot of the time there isn't any particular feedback just because the viewer just doesn't love the house and isn't feeling it. It's often a subjective thing where there's nothing the vendor can fix and difficult to put into words.0 -

Great news, good luck:D
I did do the viewing myself and I am a chatterbox :rotfl: I just let them wander around at their leisure then spent some time answering their questions.
No news today though so back to the waiting game:cool:0
