    From an unbiased viewpoint, I'd say that :

    That might be a reasonable number of viewings in some areas

    Something is putting viewers off to the extent that they don't return. It could be something that you can't do anything about, or it could be price, but 10 sets of people saw it on the internet/wherever and took enough interest to investigate.

    Of course the agent could also be pushing the property to some unsuitable people...but 10?

    Do you think better photos/ advertising would have got more people through the door? If you do, why didn't you choose a better agent, by looking at their previous work first? Some of the responsibility has to fall on sellers too.

    Most agents earn their money more after the offer is made, but your agent ought to be giving feedback, so what do they say, other than Brexit/GE?

    A 14 week contract is too long. Make it no more than 8 next time. Everything is negotiable!

    I'm hoping it doesn't take an hour, after a night shift I will be falling asleep. The estate agent said he won't be here more than half an hour, not that I believe everything she said. ;)

    Our contract is 14 weeks so need to put up with them for another month!


    It is that, plus less loose credit and general sentiment shift against property as a guaranteed money maker, what do you expect them to say?

    I expect the Estate Agent to be able to collect proper feedback from people already actively seeking a property like mine.

    I know they are easy to blame - I have already reduced the price by £15k (4 weeks ago) as they advised and now I guess I've just gotta sit around and hope!

    They can`t force feedback out of them though, this is not something that a seller is automatically entitled to, people may just be non committal and say they have "more to see" etc.? They may not mention price because they have been conditioned to believe that this doesn`t make them "serious buyers" or whatever, but it is the sellers job (with help from the EA) to get the price at a level that actually attracts offers IMO, if they are serious about selling that is.

    Agree im not entitled to feedback but I expect more input and engagement from someone im potentially paying thousands of pounds to.

    Finding the right price is easier said than done. What would everyone's advice be to try and get a better idea?

    Good point. We're speaking to EA tomorrow. Going to ask to drop the price.

    The right price of your home? Maybe it's just too much at the moment? I would have thought with 10 viewings you'd have some useful feedback though. I've been telling the agents why I'm not interested in the houses they show me - too much work for price/too small garden etc.

    They were in the house for a full half an hour (arrived 15 mins early for appt)

    Good sign or something else?

    Im crossing everything hoping for an offer in the morning.

    Sounds like they are probably seriously thinking about it and not time wasters. I am looking for a house at the moment and if I am definitely not interested I don't spend more than 10 minutes or so looking. Having said that I have spent longer and done a couple of second viewings​ before deciding the house wasn't the right one for me (usually due to being at the limit of my price range and not being able to afford any work needed in my case).
