She is probably looking for a house at a price she is comfortable with in the present atmosphere of uncertainty, and is just too polite/embarrassed to say it is about price?

I must admit I have never given the price being too high as feedback, even though I have viewed some houses that I would have bought if they were a bit cheaper. I think when you view houses over budget you then have to decide if the house is nice enough to stretch your finances to the limit for. You wouldn't give it as a reason when the estate agent asks for feeback as the obvious response would be that you knew the price before you viewed.

Nope they are the type of people that would take offence if I asked them to tidy their garden. To be fair I think I would take offence too lol.

That really sucks, maybe she should buy a tent and live at the train station! Sounds like she had no intention of buying it. What I don't get is that you don't need to view a house to work out how far away it is from stuff. So why do people waste people's time like that. Very strange. Onwards and upwards though, fingers crossed for next time.

Not sure showing someone round a house you hope to sell is a waste of time really? Many sellers seem to have the expectation that people are just going to throw money at them for the privilege of getting a roof, but it is so encouraging that this attitude seems to be getting challenged by the market and general economic sentiment.

My views exactly. The EA did say she thinks it was more that it was too small for her - not that the house is small, just that she's not getting what she wants in her budget. She was prob 50s with 3 boys still at home. The daughter was with her and she was very tall so I'm guessing they're not small boys lol. One small-ish bathroom, two doubles and single - it just doesn't really add up. She asked about doing the loft, so I'm guessing she just can't afford what she wants. Four+ bed houses considerably nearer to the station are between £750k-2m![/QUOTE]

    How many are selling?

Quite a few. There's usually quite a high demand for those big ones near the station, or the 'premier roads'. People aren't delusional - including me - I think I know the local market better than you (and the two EAs I've spoken to agree/say the same at the moment.) I'm getting bored now.

Not sure what it will take to show you the area is expensive, generally desirable and £500k-odd for a 3 bed house is not overpriced in my area. (Please don't link to my house if you work it out...)

Reasonably big houses, very over-priced in many cases. Transactions for that postcode are VERY small after March this year according to LR?

Which is what I've been saying. Flat. Not much happening. It is usually a manic market with open house viewings and houses being snapped up. The minute I sell (in March), the minute it freezes.

    Fate maybe.

It will pick up again eventually.

Yes, when prices start to correct.

Totally agree. I meticulously examine sreetview, take 'virtual' walks around the area and then always do a drive by first before even setting foot inside. I already know that the area works for us before I decide to view the house.

Well, we've had our second viewing this evening. Will have to wait to hear what they thought and if they want to put in an offer. I really hate the waiting!

    What a day!

5 viewings today, spent hours in A&E with my son and got a message from the estate agent to say I had quite a few offers on my house. By the time I got out of the hospital it was too late to ring back so will ring in the morning.

Hope one of them is a decent offer because a house that had sold (we loved it and were gutted when it sold) has just come back on the market, I daren't get my hopes up though.
