  • Our viewers second viewing seemed to go ok. I think they were playing a little cooler than the first one but it's always hard to guess.

    We will know on Monday I guess but we are going to look at a couple of places we've been keeping an eye on for weeks now.

    Yes feeling your pain......cant understand how kids have a say though!!! (ours haven't looked around the house we are buying!!!)

    We have had a few viewers recently but the last one the hubby was all +ve but wife quiet and made a few -ve remarks - I just knew that they wouldn't be interested and I was right - unfortunately

    We get people who think its OK to have 2-3 hours notice of a viewing - I have tried to accommodate people but starting to just do what works for us now. We do want to sell but its demoralising!!!

  • What I don't understand is people don't seem to have looked at the floorplan and seem genuinely surprised on either room sizes or layout - all the info is there - I wouldn't want to waste my own time never mind a sellers if I hadnt looked at layout/room sizes etc

    Had one woman who didn't understand why we didn't have wallpaper (nice crisp cream walls instead!!) and same woman thought we needed a shower door in the wet room. Same woman wanted to know where she could walk her dog and thought the solar panels should be costly to remove/upkeep (seriously they make in excess of £1,200 per year!)

  • I guess the good thing about being rural is fewer timewasters.
    The bad thing is way fewer viewings than in an urban area.

    The problem is, Estate Agents often use wide-angle lenses to take photographs and some of them are a bit extreme! I've seen photos taken from the end of a garden looking back at a house that appears to be way off in the distance giving the impression that acres of land are included. You get there and the garden is about 15 metres long! Floorplans can be misleading because they're often inaccurate and not drawn to scale. It can be difficult to visualise room sizes too. I've seen small houses with good use of floor space and room layout/size (fewer rooms) that seem bigger than houses with more overall floor space but a bad design/more rooms. Sometimes you can only judge in person.
  • As we suspected we have just received an offer, it was a little lighter than we had hoped so have turned it down, 22k less than the home report valuation. Hoping they come back with another offer now!

    finally had feedback for last tuesdays viewing - property and area both nice, but lounge too small

    had another viewing this morning at 10:45, a lady who also has her existing house on the market. Just waiting for some feedback from the EA, an offer would be brilliant but not sure how I feel about her not having sold her own house. We are hoping for a cash buyer/ftb so that we can get moved fairly quickly (wanting new build)
  • We received an acceptable offer right before the close of business last night so very happy that is finally sorted.

    Now the fun begins. We had shortlisted 4 houses and viewed them all. 1 has a very dark kitchen and as they have blocked up the patio doors it makes it much worse, the 2nd has electricity pylons right behind it but was otherwise a lovely house, the 3rd didn't do anything for us but the 4th was stunning, so much so we made an offer which has been turned down. They want 5K more, we just don't have that cash.

    Gutted.

    feedback from yesterdays viewing - loved the property and plot, but it is in the wrong location....surely she checked the map first before she booked the viewing?
