My kitchen window pane bothered me wherever people came to view as it was very cloudy and the agent said not to replace it but I did at a cost of £200 but I was much more confident when the viewers looked around.
How do other similar properties look on rightmove and how do they compare pricewise?0 -
since the price drop a week ago (£135 down to £128,950), absolutely nothing has changed....so frustrating.
we had a part ex offer from TW of £125, which i think is pretty good BUT we are going with help to buy, so we can't proceed. Really really frustrating0 -
Recently received an offer for our property but knocked back and still in negotiations to raise it. Unfortunately there appears to be very little on the market we are interested in as the 2 we liked have sold recently, going seeing a couple at the weekend....what do people tend to do in this situation, if we do get an acceptable offer, they'll just have to wait until something we want comes up..and how long is reasonable? Don't like to mess people about, but then again don't want to settle for something just to move move either!0

Had 3 estate agents value my house - all £120-125k
Different costs for all of their services - From £995-£1800 - The one we got the best feel from was the middle priced one at £1200 incl VAT. Going to be calling them later to proceed.
Also saw the mortgage broker on Monday who said she was confident we can borrow what we want to and will have a look at everything and call us back. We are slightly hindered having my hubby get a wonga loan last month! We paid it within 2 weeks and it was our first (and only!) one - we totally fluffed up over xmas and hubby didnt realise it would impact our mortgage search
So just awaiting her getting back to us to see what she can get us
Our house will be ready to put up for sale by end of next week - final work being done after the weekend

Two viewings last night and another two Saturday. Had one before it went live and turned down another one at an awkward time from someone who hasn't sold yet. People last night made the right noises and the first had wanted to see it 'as soon as was physically possible'.
It's a 2 bed semi but annoyingly no FTBs, mostly downsizers. Seems to be too expensive for lots of FTB. It was top endish for us when we bought it...either way I think we would end up with a huge chain below us if viewers stay the same type of people. How big a chain is even normal?!0 -
I think there's 5 in my chain eek! But even when there's only 2 or 3 in the chain there can be problems if you read the waiting to exchange thread!0

House went on market in Friday, sold to first viewers on Monday for asking price. A second viewer wanted to come back with partner next week but I went with first viewer.
They were both chain free but I couldn't see the sense in risking it because realistically it would only prob go for an extra 1k as that is the home report price and I reckoned on Ftb usually maxing out on deposit so didn't anticipate a bidding war.
Now to find a house for us!0 -

I think you need to get an understanding of your buyer's position and just make sure you view as much as possible. It's difficult when it doesn't feel like there's a lot out there but we found that properties we had overlooked online were actually much more interesting to us when we saw them in person. We did loads of first viewings whilst waiting for an offer (and some of those sold while we were waiting) but once we accepted an offer we just took the view that we should keep our buyers in the loop about how our search was progressing. No-one wants to settle, but at the end of the day if you need to sell to buy then your choices are based on what is available at the time so keeping lines of communication open and having an open mind is probably the best way to go.0 -
