We signed with EA no2 yesterday. They're coming on 27th Feb to do all photos and measurements etc which will be once our final plastering work will be finished!DFW Total £21,800 to clear by Dec 2022

First viewing on ours at the end of last week made the right noises, but then promptly shipped out to work in Spain for 10 days so we're on hold waiting for any come back on that one beyond the initial feedback.
A second set of viewers booked in for this weekend - this time a FTB (with a VERY generous budget) and ready to go, so fingers crossed!0 -

Quick survey of those selling. We're looking at a house tomorrow priced at 325K. The houses down the road are all built by the same builder in the 1970's. Identical house sold about a year ago for 305K. Prices have gone up around 7% in the area, so the asking price would be about right if it was in the same condition (the one that previously sold had new hardwood flooring, kitchen, bathroom and a few other modernisations) but I'd say it probably hasn't been touched since the 90's so there will be some outlay involved to bring it up to date (fireplace, carpets/flooring/re-decorate throughout, bathroom(x2) and kitchen, tiling and worktops in utility, possibly new boiler). By my reckoning we'll spend about 30K if I do the work myself. I'll get a better idea of the condition of other things like windows, doors etc once we've viewed.
How much would you expect to achieve given the above? I know that everybody is different and the vendor in this case might not be open to negotiation, but I'd like to get a general feel nonetheless.0 -
You may find they have done work in the property or it is untouched so that will give you a better idea but you could offer £315k or less if you feel that is the price you would like to pay, they may decline that and you could up it slightly if it is the house you want to buy.

I wouldn't expect them to come down as far as 30K but I'd expect to meet somewhere in the middle, so I was thinking of offering 300K as a starting point and hopefully settle somewhere between that and 310K. To be honest my preference is a property that we can renovate anyway. I prefer the properties where everything is falling apart and you can get a decent discount, but as this property is technically liveable we'll have to see what we can do!0 -

After 5 months on the market we actually had our first viewers last week. They seemed to like it but....like everyone else around here just now have to sell their own house first. It had only been on the market a few days but they had several viewers.
We are now getting to the point where we can't be bothered with it and are seriously thinking about withdrawing it. Might as well just spend some money on it and make it ours.0 -

not keeping my hopes up whatsoever, in fact I'm just going to assume straight away tht it will be a no.
I've been offered a new job, with better money and it means we have an increased budget for the next house. But i need to get my start date before the mortgage lender will process it, so it won't be the end of the world if tomorrows viewing doesnt go well0
