    Amazingly, we already have our first viewing booked in. I'm still hesitant to get too excited after the experience with the first agent, but this one seems keen having requested a visit today initially. Its held off until Thursday so we will see!

    Don't necessarily write them off - we viewed our current house before ours was even on the market :o This place had been empty two years as the vendor had bought another house a few miles away, but obviously as we were not proceedable they rejected the first offer we made. A few weeks later ours was SSTC and we offered again - a bit less - and this time it was accepted :D

    Hi all,

    For the past few weeks ive been reading this thread and repainting my house! Next week i have 3 valuations booked :eek: ive never sold before, this is our first home.

    I've found the home i want, viewed twice and not able to offer without being proceedable. We do have a mortgage in principle so hoping as soon as we get a decent offer we can accept and offer on this one.

    How long from valuation to getting listed for sale usually? We are getting hallway re plastered in 2 weeks so cant get pics of all of the house until after that but the estate agents i spoke to didnt seem too concerned.

    With our first agent, we had a valuation on a Saturday, photos taken on the following Saturday, EPC carried out on the following Friday, listed on the Tuesday after following a couple of changes to the particulars. For this agent, we had a quick meeting and walk around to ensure we had a good price etc on the Saturday, then waited until the contract with the first agent had ended. On that day (2 weeks later) we had the photos done, but due to weather there was a delay for the outdoor shots. These were carried out the following Friday (last week) and we went live yesterday. So in both cases, just over 2 weeks from valuation/initial visit, but some of that was down to our availability.

    we dropped the price of ours last night, £135k down to £128,950, hoping that generates some interest

    getting fed up of this selling lark already!

    Not long now until the valuers come (monday & tuesday) hoping i can sign with an EA by end of next week.

    Lots of painting/decluttering/little DIY fixes going on at the moment here. Really hope ours sells quickly, im stressing already and it isnt even up for sale yet!
