congrats birdman - nice to get the offer sorted
  • Birdman Well done!
hmd nope. Don't expect them to read a thing!
  • Just accepted an offer on our house 4 days after being on market. The offer is what we wanted, and the buyer has nearly sold (completion due end of March). We were initially told the buyer had nothing to sell, but then found out after accepting the offer that they are still in the selling process. The agent said they were 'misinformed' ...

Should I go with it and see how it pans out or keep marketing?

I'm speaking from experience here - don't list it as "sold" or "under offer" until you have a proceedable sale. Anyone seeing your house go off the market and come back on will be suspicious that there's something wrong with the property.

Agent already went ahead and did it :( They say they have checked buyers out and they are very committed to buying. But anything can go wrong between now and end of next month ... Am waiting to hear what my agent gleaned from their agent as to how their sale is going.
Really annoyed that we didn't have the full story before we accepted.

That's very underhand. I suspect the agent is getting your buyer to sell their home with them too. Something similar happened to me although I was a little more informed than you were. I chose to go ahead with the EA's recommendations (silly me) and 3 months later the buyer still hadn't sold theirs. Luckily my neighbours brother wanted to buy ours so we dropped the other buyers and caused a bit of a storm, but ultimately it was the EA's doing...
  • We have had a "strong enquiry" which is frankly the most interesting thing in ages. Estate agent says things are picking up.

They are saying that round here too but the only movements I am seeing are price reductions.

On a brighter note, the house we offered on after recieving our offer, we called the solicitor back the following day to confirm our offer was the highest we could go. He called the vendor and lo and hehold they accepted!

Fair to say this is our dream house and just want the sale to go through snag free now!
  • Well we had a viewing booked for tomorrow which was then cancelled because "the roads are too small".
