My market has been on the market since September, only 3 viewings in all that time. Should I call it a day?

Not much call for markets these days, people prefer BTL (until the government changed the rules that is) looks like you will have to drop the price. :(

It might be an unusual house that attracts a particular type of buyer (e.g., only horsey types want stables). Most likely, it's price. Have you checked what comparable properties nearby sold for recently? I never bothered looking at any with an asking price above 10% what I considered sensible. Well, I did once actually, and the agent was begging me to make ANY offer to lower the seller's expectations.

    Wow Tax Slave fast work!

And another viewing booked today for Tuesday.
So that's two potential buying parties before it goes on market proper Monday. Be interesting to see if momentum continues :)

We seem to be in agreement a lot recently.....:rotfl:
  • Ended up with 4 viewings on Saturday (including a second viewing) - which takes us to 14 I think in our first month.

Haven't heard feedback from the saturday viewers yet, but only a couple of them seemed genuinely interested.

Still no offers on the table, but I am eternally hopeful that one will come through soon.

Smallholdingsister - hope you got your jobs done
Taxslave - good luck, I hope you sell before you're even on the market :)
Dizzy - What feedback have you had from your viewers? What do you think the problem is?

  • Stephie you will have sold in no time. Brilliant!

We did get a load of jobs done. Still loads to do though.
  • We went back on the market last Wednesday with new EA, with an open house this Saturday. The idea is, apparently, that it generates interest in the house, and if you are lucky you get it all out of the way in one go. I just want someone to buy it, but hubby was keen on the open house idea, so going with it. It seems to be a 'thing' in the area now with a few agents doing it and our new EA does seem to sell houses pretty quickly, which is all I want.

We know our house is the right price, one just sold (8/9 weeks ago) for £20/25k more, which works out right for ours as it does need some work doing on it. So, hoping the EA has had at least some interest in ours and we might get someone viewing the house Saturday. Wondering how long I wait before I ask the EA what is happening. Trying to hang on a reasonable time before asking the agent if they have had anyone asking to view, but it is hard! Think the open house is more stressful than just regular viewings!
  • Good luck Tax-Slave and Stephie! Finger crossed you get a good offer!
