    As a current buyer I think the house is in really good condition, nice, clean and bright.

    The ONLY thing that I would compare is the corner plot issue. That is one thing that attracts me the houses due to the fact that I hate being overlooked to much. Having said that prices have rose inline with what these properties have sold for so has counteracted any value difference in my opinion. But if your looking to get what these properties got then the ad should be changed to O.I.R.O. I think this would really help.

  • So house prices (and asking prices) have no bearing on whether you find a buyer or not? That may be the point that some sellers are having difficulty with! The way "buyers" are discussed here is like they are just something you whistle up to cover your debt obligations and/or help you make the next move, and how DARE they have an opinion on whether the house is worth it`s asking price or not! It is telling that the thread is not full of successful sales stories, quite the opposite in fact, and if it was the odd poster talking about prices wouldn`t even be noticed.

  • That is exactly where they go and in fact sometimes they pop back and report in, e.g. Bonfire Bride recently.

  • Even in commuter belts people try to get 400k for a two bed when its current market worth is 350k max (in the bromley south east area), while they would probably accept 350k but the estate agent has upped the valuation to win business. Slowly they realise the lack of buyers suggets its not worth that and reduce 10-20k, still no sale and frustration at the estate agent as they think its "worth" 400k and agent isnt doing a good job

    Then they switch agents, reduce again someone comes in around 370k which they accept, bank valuation says 350k and buyers rightly renegotiate. By this time 3-6months have passed and if they are SERIOUS about moving they could have lost out of many places they would like. Many buyers would not view a place at 400 if their budget is 350k.

    This is from my partner whos an estate agent and while she tries to persuade the seller of the true worth, the sgents valustion "experts" have put unrealistic ideas into vendors minds, which she doesnt agree with but has to toe the line

    The market as of now is not booming, transactions are at a decade low and it def isnt a sellers market
  • Cashback - I'd agree with most of that, the market certainly isn't booming, but I'd still say it IS a sellers market for any vendor that is willing to put their house on for a sensible and realistic asking price, they WILL sell it relatively quickly and easily.... the trouble is the market is made up almost entirely of stubborn, greedy and deluded vendors with stupid asking prices.

    They need to look at some other houses in the area but I'm optimistic that they might be back for a second viewing. They seem to want things that our house has that others on at the same price in the area don't (garage, 3 similar sized bedrooms, ensuite)

    Hi all,

    Popping in to say we're back on the market. Had 3 viewings so far (few days in) all promising and another few on the cards hopefully. Really hoping something happens this time round.
    So weird where we are, 2 bed flats are anything from £350 - £550k. I would hate to be a buyer nearly as much as a seller. Something is only worth what someone will pay for it and this market is very difficult to know a) where you sit in that price band as a seller and b) what value you're getting as a buyer!

    We're towards the lower end so hopefully that is right. EA just talk pish all the time so went with our gut.

    Here's hoping 2017 will be our year, 2016 definitely wasn't.. I blame David Bowie dying.

    Good luck to everyone, 2016 was a funny year but as long as we have our health (just about...) we can count our blessings!
