    Smallholdings - I really hope early 2017 is your time.

    We've had 8 viewings now, one booked for this weekend, but no offers as yet. I am debating linking my house here along with others that have sold to see what your views of my price are...

    Before I do that I guess I will just say that my house is on for £395k. Two other versions of my exact house (same floorplan etc) sold last year, one before Brexit and one post Brexit. Both were on for £395k, both sold for £375k. I would like to achieve £375k - £380k.

    Houses of a similar vein to mine are on for ~400k at the moment, some a bit nicer are on for more, some a bit worse on for less.

    Our house has only been on the market since mid December, had 6 viewings in the first week before Christmas, 2 between Christmas and New Year and now one booked in for tomorrow.

    What are people's views? I feel like the price is not unreasonable but can link you to it if you'd like to see other houses etc to make a better judgement.

    Doomsayers are also welcome to answer, however "take 50% off the price" will be ignored.

    Well I certainly won't be advising you to ''take 50% off the asking price''... based on what you've said you've got your house on for a sensible and realistic price, comparable with other recent sales in your area and you're getting a good level of interest in the short time it's been on the market. I wish you the best of luck, although you shouldn't need it.

    I can't offer the same level of support or sympathy for people who have had their houses on the market for 6, 12, 18 months or longer, who've had very little interest and been through numerous changes of estate agents... they're just greedy, stubborn and deluded and deserve all the self inflicted stress they're currently putting themselves through.

    Feedback has been wide ranging - hallway too small, downstairs too small, liked the house but haven't decided on area, good condition but still considering options, one said overpriced. One family were very very keen in person and their only feedback was that the hallway was too small, seemed like crazy feedback.

    Some of the viewers have not been in a position to put an offer in (i.e. no mortgage in principle or their house hasn't sold). I guess I was expecting someone to low ball an offer quite early on which is why I've asked here.

    I do think we have interest, I am intrigued to see if this continues throughout January.

    ETA: Thanks iantojones, as we are selling a house for the first time I think we are a little overly anxious about receiving no offers, but I do think the price is reasonable (and obviously we will happily accept an offer below). I would love to at least get an offer by end Jan, but this may be wishful thinking.

    So house prices (and asking prices) have no bearing on whether you find a buyer or not? That may be the point that some sellers are having difficulty with! The way "buyers" are discussed here is like they are just something you whistle up to cover your debt obligations and/or help you make the next move, and how DARE they have an opinion on whether the house is worth it`s asking price or not! It is telling that the thread is not full of successful sales stories, quite the opposite in fact, and if it was the odd poster talking about prices wouldn`t even be noticed.

    Stephie, when people say the hallway or downstairs is too small do you think there is anyway you can make them look bigger, like a lighter colour or mirrors or decluttering / removing furniture. Maybe some tricks can help the spaces look bigger?

    This thread is support for those wanting to sell their house, why drive them away from the thread?

    Don`t think you have seen much of the internet in that case. Also don`t forget that the MSM are banging the price falls/crash drum all the time now, and the evidence of this thread should also point you in the direction of travel for UK property. For the record I don`t wish harm or distress, or massive financial loss to anyone selling a house, but the reality of what happened to the property market recently, and the eventual need for that to unwind at some point will not go away I`m afraid, it is very good advice IMO to tell sellers to get real with their price expectations before there is another recession or other volatility in lending rates etc..

    Don`t you think that is just a desperate step too far? Might have worked when property always made a profit for the buyer, but now a space is a space is a space, not sure it`s possible to spin it as bigger than it is?

    Oooh I've achieved internet glory! You don't know how proud that makes me feel.

    But seriously... even more desperate and embarrassing than the likes of Smallholdings who blames their complete failure to achieve a sale on everything from their kids, their dog and the 3 or 4 ''useless'' estate agents they've used so far?
    Or Bonfire who took over a year and half to accept the reality that their house wasn't worth what they were asking?

    Links are the only way for other people to make a judgement, otherwise it is all just too vague and open to wishful thinking (from crash mongers and HPI wishers both)
