  • Bravo Crafty!! Have you a new property in mind?

    Yes...it is super annoying and incredibly rude for viewers not to turn up. Once my hubby was working so I didnt have the car...took two kids (under 3) over the local playing field with the dog in the pouring down rain and the viewers didnt show up. After spending the whole morning getting it super clean.

    The day the offer on our house fell through, we had booked to see 2 houses. Even though we were no longer in a position to buy and I was feeling incredibly depressed about it all...we still went. Out of courtesy and respect.

    Brush yourself off and get back on the horse.

    the people who came to view on saturday were very interested but have a few more properties to view. fingers super crossed x

    Well done crafty!

    Viewer at the weekend says it's number 2 on her list, but there's another one that they prefer

    Viewer today seemed to like it a lot, asked lots of questions, but I'm not getting my hopes up!

    No other viewings booked in yet... I thought this was house buying time of year?!
    First win (October) - Apple Ipod off a radio competition
    November - new nokia mobile phone, £250 electrical voucher (both radio comptitions)
    March - 2 cinema tickets to see 27 dresses (radio again!)

    Quite an interesting read, can't remember the last time I heard sentiment sounding like this from an ea...

    Yes, I posted that on another thread. I suppose EA`s make more commission by getting people to lower their prices in this climate.

    Absolutely. A x (B-C) > A x 0 where:
    A = Agreed commission
    B = Asking Price
    C = New asking price

    We tried to price ours under a couple that sold last year in the hope of generating lots of interest. It didn't work, and I think with hindsight those two were grossly overpriced (pity the fools). We knocked around 4% off asking price to bring it down to something a little more in keeping with the first half of 2015, and it seemed to do the trick. It was still slow though!

    The agent said he was gutted he couldn't get a better price given he'd sold one of the two pricey ones last year, and I found myself having to remind him that a house in the open market is only worth what somebody will pay for it. I'm sure it's supposed to be the other way around!

    feedback from the weekend - they would purchase it in a heartbeat...if it wasnt for the club next door. Argh!

    But, onwards we plod. We have a viewing tomorrow. So, Ive just finished cleaning the bathroom again (twice in less than a week) and sitting down with a cuppa. I'm taking the kiddies to softplay tomorrow as soon as we get up so they cant get their sticky llittle fingers everywhere. Haha!

    We went to view 2 properties today...both absolutely lovely. Nothing that made me go "yes" this is the one. I'm trying to view houses that we are interested in to keep the hope alive and to make sure we have something in mind when we finally have an offer.

    xx

    What the viewers seem to forget is that if there was no club next door then the property would be priced considerably higher and probably out of their budget!
    Must drive you mad - if the club is an issue, why waste your time viewing?! :mad:

    There almost always has to be a compromise somewhere. It amazes me how many people can't see that if the club/Road/flats/unsightly whatever wasn't there the price would be higher.

    I've got no other viewings lined up for mine, the market seems to have really slowed down :(

    Back in February houses were being snapped up straight away, but by the time I put mine up for sale this month, I seem to have missed the boat!

    Anyone else noticing that viewings have slowed down, or is this just where I live (Wales).
