    I've just reserved a new built plot today. It won't be ready to next summer some time. They said May/June/July but I'm not bothered too much about the date.


    I'll be put exchanging my current house with them. They offered a fairly good price for mine.


    Hopefully it all works out well.

    kirsty oh what a shock!!! I bet your heart sank a bit when you looked through the windows. But! I do think you're right, better now than after you move in. Imagine if it had happened over Christmas :eek: Hopefully they'll be double and triple-checking all the piping, so you won't have to worry about it again.

    Meanwhile! I got the completion notice. My solicitor said he wants me to visit the property before completion. I contacted the EA to request so. They said sorry, developer has keys now, we can't arrange the visit. Developer contacted me to say sorry, EA has keys we can't arrange visit. I forwarded both emails to my solicitor and said please sort this out! I'm not sure if its farcical or I'm on the verge of hysteria. I don't care who it is that has the keys but, I'm concerned that no one else seems to know....

    I was actually hoping to complete early and be in this week, arranging the snagging inspection for next week. But my solicitor doesn't want me to complete without having a look round first so, another week in limbo. Which is fair enough but then again, its not like if there are any big issues I will be able to get them sorted out before completion any way?

    Hope it's looking better now and they're managing to get it sorted for your completion date.
    Will it cause you any delays or will they still get you in on the same date?

    We have been pushed back from 9th December to our original date of 16th December. No great shakes because it's given us a bit more time (and our chosen removals were fully booked on 9th so I was stressing about that!)

    Slightly concerned that even though they are saying 16th, they haven't issued completion notice and haven't got a set date to do so until the leak is fully sorted. Site office isn't open again until tomorrow so going to have to see what I can find out then! I haven't dared go down since Saturday as it's really stressing me so I'm avoiding it until this Saturday coming.

    We are still yet to exchange thanks to our buyers useless solicitors so in all honesty the delay hasn't hurt us in that respect....I just want to be exchanged and then I can start to believe we really are going to move on 16th December!

    Im not sure if its a stupid question, is the notice to complete 10 working days or 10 calendar days?

    Also do new builds come with smoke alarms/carbon monoxide detectors?

    I think it's 10 working days as our solicitor said if they are definitely wanting 16th Dec as the latest day they would need to issue notice to complete tomorrow.

    I also believe it's a requirement for smoke alarms to be hard wired in rather than battery so should be in - not sure about carbon monoxide detectors though!

    Does anyone know the deal with wheelie bins? Someone on an old thread said you need to order them from the council, another thread say they will probably be provided, confused!

    Thanks Kirsty, our completion is 16th also, so will be hoping we get our notice tomorrow. It's all I ever think about.

    Thanks re smoke alarms, I will pop to the development to check carbon monoxide detector.

    It is council dependant, for bins for our council, Central Beds, we have to email to order them. Although I am yet to find out how they are delivered...

    They have mentioned bins for my site already. They said for now they will provide sacks and we can use their skip.


    My garden waste bin I can take with me as I'm staying in the same council.


    A letter from my council said new build site will be collected from after April when they will be changing the bin lorry routes.

    I'm still here :)

    We got the keys yesterday and had the carpet fitters in today to get started. They've fitted all the grippers, underlay and have screeded the kitchen, diner, hallway and downstairs loo for the luxury vinyl planks so I've not been able to get much done today!

    Tomorrow the sofa comes and once the bedrooms are carpets I'll be able to start moving stuff in!

    Started gathering a nice little list of things they need to sort out but I saw the building site manager today and he's coming round on Monday to take notes of what needs done and I have every faith they'll get it sorted. Super impressed with Bellway thus far!

    Saturday is move in day!
