Hi everyone,
I've been a reader of this thread for quite a while now, probably since March / April time as me and my partner have been saving up for a Persimmon new build in the north west. We've finally put the reservation down on it yesterday (scary, eh?) for £500. It's still completely off-plan, and the plot's only just been flattened down, so a lot of waiting to be done yet.
To occupy our time, we've started looking through the options & finishing touches booklet, which has totalled up around £7000 of essentials on first glance which is terrifying. By essentials, I'm talking carpets & a shower etc., rather than "that granite worktop looks nice".
I'm going to have a chat with our mortgage broker tomorrow as we may need to move from a 65% mortgage down to a 70% to free up funds to make it habitable, so we'll see how that goes. And then there's the task of instructing a solicitor next week to get things moving, as Persimmon wish everything to be done in 35 days on our side (good luck with that, completion's not due until November).

That tends to be the norm with builders, we have 28 days to exchange and that ends on Thursday. You just exchange and then wait for completion.
Have you thought about sourcing carpets yourself? If the developer does ours we are looking at £8k. We can do it to the same or better standard for around £4-5k.0 -

It's something I'm looking in to next week - going to get some ballpark figures on the turfing, integrated appliances, and flooring, as they're all things we'd like to ideally have although only the latter is urgent.
It's just that organising all the various trades may be a pain if I do it independently - I think you're kind of paying for the ease of the builder organising matters! In 3 months I imagine I'd be so stressed I'd wished I'd have paid the extra when I chose my options.0 -

Our turf and appliances come as standard so the only thing we need urgently is flooring. However, have you asked whether you can ahve access before completion? We are allowed to have our carpet put down in the week before completion using an outside supplier. So we're going to do that and hubby will lay the tiles through the hall and kitchen on our first weekend in the house.0 -

We won't be able to lay carpet before legal completion, although we are able to get a contractor in to measure everything up. It all seems like a logistical nightmare at the moment. Best sit back with a G&T and enjoy the ride I suppose!0 -

We are also supposed to exchange this week too! I'm still up and down over it being the right thing etc. But I'm sure once we get past the point of no return I will hopefully feel better!0 -

I'm quite envious Blibble, our extras come in a [STRIKE]£1k[/STRIKE] £2K and we felt that was stretching us a little, we're buying and installing all of the downstairs flooring ourselves to save costs!
We got news yesterday that our backwards sink will be fixed, they're going to replace the whole worktop to do it, hopefully it shouldn't too major a job it just would have being nice if they had got right first time. Still no news on dates though, our mortgage offer is up in September so I'm really hoping it will be before then.
Just a quick question of everyone whilst I'm here. One of the things that has annoyed me most about this whole process has being the lack of commitment from TW about the dates for our build, I get why they do it but it is very aggravating. So, as I am a web developer by trade I was thinking of creating either a website or a shareable Google sheet of the progress of new build properties. People can put in their dates and these can be used to compare with others to give a rough indication on how long these things could take. Would anyone be interested in this?0
