    Seen a few new houses on the market for 200k and some older ones for the same price. The new ones will sell for probably 190-195k. The old ones 180-15k. But there's no way I'd go for a new build. They're tiny little boxes. Every single new home is smaller than a similarly priced 50 yr old house in the same area.

    So what was the point of you coming to this thread when it's obvious, going by the title, that no one else here shares your point of view?

    Not to mention, you're making sweeping generalisations. For example, I'm buying a new build as I can't get an older property big enough in the same area.

    But we appreciate you dropping in to pee on our bonfire.

    Hi all!

    Thought I would join the party as I’m spending more and more time on MSE as I get closer to owning a house.

    My wife and I are waiting for a new build – and more importantly our first house we can call our own – to be built and we’re looking at moving in at the end of June.

    To be honest, it’s all happened so quick and Strata have been brilliant so far. We actually found the development by chance. We were in the area looking at another property, saw the sign and thought we’d call in and take a look… and the rest is history. We went back the following week to reserve the property (having been back to the area a couple of times to double/triple check). Fingers crossed the insurance valuation is happening this week, so hopefully there will be no complications with the mortgage. We’ve already got out agreement in principle, but I know things can change.

    We feel we’ve got a really good deal. Someone had previously reserved the plot, but then pulled out. So they are throwing in the flooring and tiles throughout the house as well as turf. As the choices had already been made it was too late to add an integrated kitchen appliances, we mentioned we’d have to budget for a dishwasher as we didn’t want a gap in the kitchen they have thrown one on for free.

    We went back this weekend, and [STRIKE]the house[/STRIKE] – our house – now has a front door. Very excited.

    HI everyone and thanks for posting so much useful information.

    OK here’s the deal; on Friday we are going to see Redrow to reserve a plot we early birded. It’s the “Worcester” type house.

    They’ve said the price is £318,995 (last one sold about £315,000) about six months ago. They seem to be trying to induce a sense of urgency as they said they only hold it open for 7 days.

    We do not need to sell our existing house to buy the new property and have mortgage in principle plus cash for deposit. (will get hammered with new stamp duty).

    So our tactics with sales agent should be????

    1. We are in a good position as we essentially are cash buyers and not in a chain (they will say there are at least 4 people behind us who want the plot)

    2. We go for the max cash incentives, i.e., stamp duty, legals?

    3. Really want upgraded flooring and kitchen work surfaces or ideally get our own flooring done but they don’t appear to allow it.

    4. I guess I’m trying to say how can we come with a deal half decent!

    1. You have a mortgage. You are not a cash buyer.

    2. Cash incentives will impact the LTV your mortgage provider will require of the product - so you may need a greater deposit. Non cash incentives, such as flooring, fixtures and fittings are non LTV impacting.

    3. If they don't do it, then you don't have to have flooring if you don't want it - it may be a worthy bargaining point.

    4. Do your research. and Do some more. Our initial deal was agreed, the valuation came back lower and we renegotiated a further £6,500+ worth of extras.

    Be realistic. If you're in a high demand area you will need to consider just how much you want the house vs how good a deal you get.

    OK thanks for that and yes that really does make sense. We have nothing to lose to ask for as much as we can get away with.

    When you negotiated did you give a list of everything you wanted and then just go from there until both parties come to an agreement?

    Got another update today:

    Kitchen has been fitted and signed off by the site manager today.
    Roughcasters have started the final render coat
    Tiler is now on site and should be finished by the end of the week
    Service hooks-ups are booked for Monday.
    Painters start on Monday.

    Site Manager says that it will be tight but still on track for keys on 20th of May. Finally some light at the end of the tunnel! Have already started burning through cash; bought an alarm and CCTV system, booked Sky Q and broadband, ordered carpets, ordered underfloor heating, floor tiles, carpets. Due to see a blinds company at the weekend with the guy to go measure up shortly after.

    Wee tip for anyone who hasn't already thought of it. By booking my broadband install now, I'll have working internet only three days after I get the keys. Last time I moved into a New Build, I waited till I was in for ordering and it took 6 weeks!

    Good Job we're not superstitious, as we've had the call to say we can collect the keys to our amazing new forever home on Friday the 13th May!

    Got an update from Barrats today, the house passed the habitation check so we are still on for the 18th March and we are going for the house tour on 10th March! Going to ask if we can bring father in law to measure up for our blinds (luckily he makes them!) and I hope they would be ok with that. Solicitor has said she will be in contact next week with us
