Welcome to the waiting game @TraceystaffsYou shouldn't be too far away from exchanging at this point? Ours took a couple of months and that was with some back and forth when trying to get the mortgage secured.
@dgtazzman, it sounds like you are making progress? How long have you being waiting now?
@hmd1987, our legal costs including solicitors fee's, searches, stamp duty etc came to £3575, plus there was the cost of using our financial advisor (£250) and mortgage product fee etc. I think our FA recommended having £5K saved up to ensure there was enough to cover all of the possible extra costs that could be incurred but I would talk to a financial advisor to be totally sure though.
@Hou, great to hear you are in! Annoying about the internet but thats always the way, I think some of the people who are on our development had to wait a couple of weeks to get theirs installed.0 -
That's good news lorelai. We're going to the house tomorrow but have had no further update from the solicitor, so no exchange date. My life insurance has bees delayed again because the doctor forgot to send the information about my long term medical condition!0

I reserved plot in August last year with a projected completion date of late November, early December. Till the end of November they were still telling me I would be in for Christmas, when they suddenly turned around and said one of the subcontractors had made off with money and they were tied up in a legal battle, so the build had been at a standstill for months. 7/8 months late, better late than never I suppose.0 -
@Anna, the exact same happened to me with life insurance. Doctor took ages to send the forms back (2 months) and missed out 2 pages. It's done now but not in time for completion.
@Hou we may still be a few weeks away from internet after the contractor was sacked, should know more this week.
@hmd our fees were about £1700 for a sale and purchase, excluding stamp duty. We allowed ourselves 12k from the sale equity to cover solicitors, stamp duty, options on the new house, removals, mortgage fees and new furniture. That would've been plenty had the old roof not needed doing.0 -
We have had our mortgage application submitted yesterday so a waiting game for that now.
The electrics should be started sometime this week in the house so progressing well.
Have people decided what they are having done in the garden? I need to speak to the builders but we were thinking of having the back garden all paved, I know not to everyone's taste but we have dogs and they ruin the grass and make a mess when the grass is wet just not sure if they can do that and what the cost would be, expensive I'm guessing0 -

I know with my Barratt purchase they didn't offer anything by way of options. It comes with a paved path and the rest grass. Anything else I have to do myself.0 -
So I'm still waiting to exchange. Should have been last week but HTB Authorisation to Exchange hadn't been received. Turns out the builder's solicitor had filled in the form incorrectly. They'd put the development address rather than the plot address into the form detailing incentives (of which there aren't any to list). As a result HTB bounced it back, but took days to tell anyone.
All quite frustrating but hopefully any day now! This weekend is going to be spent moving out of my rental flat back to my parents so I hope I do exchange soon otherwise I think I might go mad living at home again!0 -

Have you thought of artificial grass? I know lots of dog owners love it because their dogs don't walk mud in to the house. It will be more expensive than paving though unless you can do it yourself.0 -
Been a while since I updated where we're at.
We tried to have a week abroad last week to relax, we had the week abroad, but the sheer incompetence of the solicitor made it far from relaxing.
The good news is, after landing to a flurry of please call us voicemails and will you approve the exchange we have actually sold our current home and broken chain, with a move out date agreed for later this month.
Its a horrible feeling to break chain though - as we still haven't fully exchanged contracts on the new build.
We have though done our Fixtures and Fittings meeting today (contracts should all be sorted by Tuesday - if not the solicitor will be getting a serious dressing down) - the bill was actually pretty reasonable given the previous revised incentives involving 'free' flooring and a couple of other bits.
The majority of the costs was tiling to the three bathrooms and the fitment of extra sockets and LED downlights.
With the snow this week though progress has been less than expected - they are still on time though which is a good sign.0 -
I got some good news this morning. The HTB authorisation has now been issued according to the sales office so all being contracts should be exchanged on Tuesday which will be a great relief.
Barratts were starting to get twitchy about delays (despite their legal team being the cause), to add insult to injury they kept suggesting that I should chase my solicitors! They also pointed out that my soon-to-be new neighbours exchanged two weeks ago, suggesting it was my non-panel solicitors slowing things up! Had to go to my calm place on that one!
Here's hoping Tuesday goes smoothly.0
