    Once the roof is on, the building can be made wind and watertight so internal works can be started such as first fix, followed by sheeting and taping etc. Depends on the size of the house but I'd say at least 12-16 weeks from roof tile to completion.

    We are at the stage now where the roof is on, just need the tiles going on. We were given a date of 24th June a few months ago, with a 'worst case' date of 29th June. I've been worrying about this for weeks now thinking there is not enough time for them to do everything, so emailed the sales office to see if they think there will be any delays or changes to the date. She emailed back yesterday and said they were still on track for 24th June, which was exactly 9 weeks yesterday. She even said if there is any change to the date she would let us know, but that any change wouldn't be for a later date, but an earlier one.

    Now I dont want to think that she is lying, but I just cant believe it. I went to the house yesterday, and like I said above, the roof just needs it tiles on. If they do that next week then that leaves 8 weeks for the entire inside and doing the drive/paths and garden etc. But then on the other hand, they have obviously completed a lot of houses on the site already so should know how long it will take. I thought asking them about it would put my mind at ease but it hasn't! I should add I am buying a 3 bed semi, if that makes any difference. I wouldn't mind if there was a delay, Id just rather be told now than spend the next few months really looking forward to moving and then being disappointed at the last minute. Does anyone know when they should tell you of any delays or could it be a last minute thing?

    I just had to look at a similar thread 6 months ago.

    Or final roof tile was laid on 24th July 2015 and we completed on 30th September 2015. So 2 months is not out of the question.

    Our developer was Bovis.

    8 weeks should be plenty for that size of house. The roof tiles will be done in a day.

    @ hou hope the move went well ��

    So an update for us, we went for our pre plaster meeting today! We got to go inside. Such a strange experience as it was all wires and pipes and just the shell but I still didn't want to leave haha.

    They ran through all the plug sockets and tv points to make sure we were happy with them and then they'll be putting the plaster on next week.

    @alexluna we are in exactly the same boat as you, we are due to complete on the 24/6/16. Our roof is on, windows in and wires and pipes in. I also last night (after doing a fair amount of weekend site stalking) was saying to OH that I couldn't possibly see how it would be ready for June more like July/August. So today I asked the dreaded question fearing the answer but they too said yes still on for June and could be earlier due to the mild winter they are ahead of schedule ����. They said apparently they always just say last Friday of the month but could be anytime before that! I'm very happy (although will actually believe it when I have the keys!) so if we've both been told similar things it must be true! I know what you mean it's hard to plan properly without dates and you just want to know!!

    Looks like everyone is coming along well! @derboy you've had a long wait you really do deserve those keys!

    I've been lurking with interest following all your exciting news and thought I'd say Hello. We reserved our new build in February and are still waiting to exchange....we're nearly there so keeping everything crossed it all goes through-what an anxious time!

    Went a drive to the development yesterday and some people have started to move in, had a chat with one of the one day neighbours and they're really happy with their new home which is great to know. We have quite a wait....looking at end September before it's ready and moving in temporarily with parents which will be an experience, but will it worthwhile when we finally get those keys!

    Been emailing with the CEO of my builder's again today. He's agreed to push my plot up to the top of the priority list for completion to try and get it all done and dusted before I go back abroad for work mid June.

    He's going to have a chat with the site manager to see if this is feasible, so fingers crossed :)

    Probably going to come down to the utility companies showing up when they are supposed to...

    Hi everyone - sorry to crash the thread but just looking for a bit of advice.....my wife has just been offered a new job with a substantial pay rise which means we should be able to buy a new house. We are going to give ourselves a couple of months before we go down to the development (quite a few nearby and we already know which house we like) so we can save up money etc

    We will need to sell our current property but it is only 4 years old, so we are contemplating part exchange if we can get a good enough price (saves a bit of hassle I think). But just wondering what are typical solicitors fees etc that we need to have? The new house is around 255k, so I know what stamp duty will be, but I'm just looking for a rough guide price on how much else we need to have saved up?

    Morning all!!


    Friday went well but don't have internet there yet :( Few issues in the morning with the dishwasher having to be taken out as it wasn't plugged in and a missing socket for the washer.


    Don't think I've ever been this tired, back at work today. Managed to bag some free ikea sofas from gumtree to put us on until the new sofas arrive in a couple of weeks. Enjoyed being a white van man too


    Will get some pictures at some point but thanks for the kind words
