well our house went up on rightmove last night! So praying it gets sold asap, new house will be ready at the end of July.
Passed the initial checks and credit check with the mortgage advisors, and we are going to TW on sunday to pick out our kitchen

The 1 year no decorating is just a guideline and it all depends how much time the build has had to dry and settle during the building process.
You can expect small cracks during the first year/2 years while the house settles, so get handy with plaster filler ^^
You can paint, but be sure to keep enough to repaint where you have had to fill in cracks and if you use exotic colors, keep in mind the colors might not match 100%, meaning you might end up with blotches.
@HMD, flooring for my 3 bed, which is larger than most 4-beds, was quoted by a local tradesman at around GBP 2500, this is 50% mid range quickstep laminate and 50% high quality carpet. He is very sharp in his pricing though and bathrooms are getting tiled by the builder. I would expect to pay around double that if you have one of the big national builders put the flooring in, they like squeezing buyers on extras to fluff their margins.0 -
Looks like I'm one of you guys now, reserved 29th March and exchange deadline was yesterday... but still haven't exchanged. YAY.
The builders solicitor still hasn't provided our conveyance with any documentation so the delay is currently their fault (odd to set deadline for people that you cant even meet yourself). I have email's to prove this in case **** hits the fan and everything goes wrong! Not sure if that makes any difference but I can only hope!
House isn't build to late Sept / early Oct so I'm not panicking just yet but that may change soon enough!0 -
Anyone who has bought a TW house - any ideas how much flooring is for a 4 bed house? even just roughly
Mine isn't a TW house but for our large four bed the carpets came in at around £2700 (large living room, dining room, 1 x large double bedroom, 2 x standard double bedrooms, 1 x large single bedroom and the stairs and landing). This wasn't through the developer. The developer quoted us £3700 and even though that was for upgraded carpets the quality of them wasn't as good as the ones we had laid.
As we weren't having carpets through the developer it did mean that we couldn't have the carpets laid until we had completed (which was a bit of a faff on moving day!) but I wasn't going to pay an extra £1k for the convenience of having them laid beforehand!
Kitchen flooring came as standard but our hallway cost about £350 (50% sale) for Porcelanosa tiles to match the kitchen but my father-in-law laid them so no labour cost. Based on the sale cost for the hallway tiles we worked out that the kitchen probably would have cost in the region of £800+.
We still haven't got around to doing the bathroom and ensuite as cannot decide what to go for (even though we have been in 3 months already!) but most likely amtico or similar so probably looking at around £300-500.0 -

Sounds very similar to my experience. I exchanged about three weeks after the original deadline because of delays resulting from the builders solicitor. It was only at the very end that I got concerned as Barratts got a little heavier in their letters. Ultimately no problem in the end, but got a bit annoying that they were threatening to pull out and asking me to chase my solicitors when it was their's causing the issues, all in all we were delayed by three weeks. 1 week when they failed to send through the engrossed transfer, 1 week waiting for them to correct a mistake on a HTB form that was rejected by the local agent and a final week when they asked for an undertaking at the 11th hour from the bank that they knew I was using HTB.
Really wasn't that impressed and will follow up in writing once we've completed. My solicitor on the other hand was great and pushed back and chased at every opportunity.0 -
Least I'm not alone. Mines with Persimmon and it worries me a bit as I've heard some bad things!
I send an email to their solicitor, the sales advisor and my solicitor forwarding their admission to the delay and me prodding hem to get a move on then followed it up on the same group email yesterday so hopefully that slows down any attempts to rush us once they actually pull their finger out and get the paperwork sorted.
Their contract did say if the 10th April deadline wasn't met they are allowed to increase the house price with market rates (they are 2k more on the site already) so I nipped that in the bud and said its their delay so I wont be paying any extra and they acknowledged that they will extend the period to reflect it.
Its just painful waiting!0 -
Sounds very exciting for you all. We are still waiting for a house to be built so we can have a look at it in the flesh rather than off plan before we decide to buy. I can't believe we are getting so impatient for someone else's house to be built just so we can decide to reserve a house with at least a 6 month wait to build and move in!0

I finally have an 'official' completion date on the table. The builder's sols have today indicated a completion date of the 29th of July to my sols, though they will try to get it done a little earlier.
I'll be abroad for work at the time, so I won't be able to enjoy my new home till I get back in September
The builders are storing all my belongings for me though, so I can get out of my rental before I go so I don't have a situation where I'm paying rent and mortgage for a period of time. They're also going to make arrangements that my stuff gets moved from the storage into my new house, so it's all there ready for me when I get back. Saves me time and hassle, though I will be paying for the movers myself.0 -
Merchant shipping/navy. 13 weeks on board ship sailing the globe, 8 weeks leave, though I'm going to be switching to a 12 weeks on/off schedule next year to improve quality of life a little0
