    Looking for advice we want to buy a new build and sell our current Home
    They are in the process of building the new homes some to be completed August and some in the new yr
    Can anyone advised on where to start/what to do first? Thanks

    It is unlikely that they will allow you to reserve a new house before yours is under offer at least, so you need to put yours on the market asap. You should ring the builders and explain your position and see what they say.

    I know the developments I looked at (mostly David Wilson/Barratts) required you to be SSTC at least before they'd allow you to reserve.

    Ours was the same, if your property wasn't sold they weren't interested. We part exchanged instead.

    Yep, no firm offer no dice - they wont let you do nothing!
  • We were under offer when we reserved a new release which was due to be ready within 3 months. The thing I would advise anyone is the dates can move out a lot, not just weeks but months. Having to keep your buyer on board is very difficult with no real firm completion date.

    I don't know if you go down the part exchange route whether they priorise these properties or manage all that stressful side of it if build moves.

    If it's next year I can't believe they would insist you would be under offer. Surely that's more what some developers call ' an early bird reservation.'

    I reserved for £2000 but heard various amounts from £500, £1000 etc.

    From our experience we're completing the same time as the others who reserved that week, so don't think they've prioritised us. The way I saw it was the builder takes on the risk of not finding a buyer or the buyer pulling out, as it's the builder you agree a price with and they go on to sell it at whatever profit (or even a loss).

    Roof was fixed today so that's a weight off my mind. There's no extra damage inside other than water staining that was already there when we sold the house, so I think (hope) I've done enough!

    I reserved before my house was on the market. They wanted missives signed within a fortnight though.

    I've started the big clean of the old house. Oven and fridge freezer done, cleaned the windows and it bucketed it down!

    Hi all,
    Thought I would join the group instead of just being a lurker even though it has been great reading about everyone's progress! I am in the process of buying a new build but seem to have hit a stumbling block.
    Originally I was told that the build would be finished by 31st March, which would have been perfect as I am currently on holiday from school. However, I have been told that the NHBC inspection has not taken place and my solicitor cannot get a date for when this inspection is going to take place from the builder's solicitors. Is this right that no one can get this information? The builder's solicitors have said they are hoping that it takes place this week.
    A few other properties have been completed and others have moved in so I am a bit worried that there are serious problems that have caused the delay, again no one seems to be able to tell me anything - solicitors and sales agent.
    Last week they sent a completion statement to my solicitor to complete tomorrow but was not able to serve the notice of completion as they do not have the NHBC certificate. They sent this on Wednesday with the hope that they would have a certificate by today. I sent over my deposit and solicitor fees and my solicitor requested the mortgage funds in preparation for tomorrow. This now can't happen without the certificate.
    My solicitor has given me the option of sending back the mortgage funds at a £48 charge or keep it. They think they can keep it for 5 days but are not entirely sure (!). My solicitor has advised that I should send the funds back and just wait for the 10 day notice to be served. However, I was hoping it would all be resolved by the end of this week to give me enough time to sort out the moving process and settle my daughter. I can't get an update today as the builder's solicitor is away on leave until Thursday 31st and the sales agent is not working today.
    I am honestly feeling that something major is wrong with the property, which is the cause for the NHBC delay which no one will tell me anything about. The agent previously said there was some damage to the floor boards but obviously this can't be the reason for them not signing the property off as complete. If I could be told if there were serious problems that would take a while to sort out or whether it was for minor problems then I could plan accordingly. This is becoming so stressful, especially doing it alone with a 6 year old - I am tempted to throw it all in!
    Sorry, it's all a bit of an off loading for me instead of sharing the excitement of a new build. Just wanted to know if anyone can offer any advice for the following - can no one really tell when the inspection is going to take place? Who should I be asking for more information from regarding the progress of the property?
