    Cheers Haylescom. CML has been done and they are on with their Home Quality Inspection which looked to be a think checklist to make sure its the best the can

    The house and the issues around the trenches etc all have to be completed by 15th April, so its down to legal to sort the date out. Still a few things need adjusting in the kitchen, and the garage door refitting as the site manager said the fitting was rubbish, but I cannot wait.

I can't get an update today as the builder's solicitor is away on leave until Thursday 31st and the sales agent is not working today.
    I am honestly feeling that something major is wrong with the property, which is the cause for the NHBC delay which no one will tell me anything about. The agent previously said there was some damage to the floor boards but obviously this can't be the reason for them not signing the property off as complete. If I could be told if there were serious problems that would take a while to sort out or whether it was for minor problems then I could plan accordingly. This is becoming so stressful, especially doing it alone with a 6 year old - I am tempted to throw it all in!
    Sorry, it's all a bit of an off loading for me instead of sharing the excitement of a new build. Just wanted to know if anyone can offer any advice for the following - can no one really tell when the inspection is going to take place? Who should I be asking for more information from regarding the progress of the property?

    As for dates for the CML/NHBC checks, speak directly to your site manager or the sales office on site, its where we got all of our info from

    Thank you Hou. I have only ever been in touch with someone from the sales team. Not sure who the site manager is (which is probably stupid off me!) but I will contact the sales person tomorrow when she is back at work.

    When did you exchange? Seems a bit odd that the developers have exchanged if the house hasn't been signed off. Try not to panic, ours wasn't signed off because the waste pipe wasn't connected and a bathroom tile was damaged. Both small jobs!
    Have you already booked a removal van as well?

    Are you confusing exchange and completion? They'll exchange before it's built but won't be able to complete (ie, sell the house) without the NHBC certificate being issued.

    A lot of developers want you to exchange well in advance, we exchanged at Xmas

    I exchanged a while back because of the 'exchange must happen within 4 weeks after reserving property'. I am trying my best not to panic and I guess it was easier when I was at work as I had not time to stress! I think what's getting to me is the not knowing if it is something small or something that could take a while and also the not knowing of when the inspection is going to take place. So if they say that inspection will take place next week then this will be the deciding factor for if I send the mortgage funds back. It's all the unknown driving me up the wall!
    I haven't booked removal van because I don't have that much to move as I have been staying at mum's so that I could save. The biggest thing I have are the beds - I am planning on hiring a small van and off I go! This also means that my Ikea list is getting longer!!
    I was just hoping that it could have been sorted during my holiday as after this break school is a very stressful place. I am teaching Y6 in preparation for their maths SATs papers so I doubt my Head will want me to have a moving day! Plus the new build will be closer to work and my daughter's school so I was really hoping that on 11th April I would be doing a 30 min drive to her school instead of the 1 hour and 15 min journey (on a good day!)
    This property buying is too much stress! When I finally get in I will never move again!

    Ah yes of course.
    I know it's easier said than done but try not to stress; I'm a stress head too with a medical condition made worse by stress so I'm not one to talk! I teach year 2, all the SATs stuff is insane this year.

    My solicitor is getting a bit jumpy now too, we have to pay fees one working day before completion but she hasn't had the completion statement from the builders so can't do anything! Hoping we'll be told how much tomorrow morning and it will all be done, otherwise the builders will be at fault for missing the completion date!
  • Thanks, I'm going in to talk to them on Saturday get a better idea of there plans what's been built when and expected completion. They said in an email they will be building on the over a 5yr period which started last year,mother first few are up and the first people have moved in, looks like they have about 20-25 built and they are building 300. We're getting,argued next yr so may be better for us to wait until after then, I just don't want to miss out on one of them.
    I just don't know where to go with ours at the moment, when to put it on the market, no idea how long it will take to sell obviously. Could go within weeks could take a year, so not sure what to do for the best. But will have an idea what time we can aim for after talking to them on sat. Thanks for the help, good luck everyone else can't wait till we get the ball rolling.

    My old house is trying to finish me off. The roof is leaking again. What's annoyed me isn't the cost (it's going to be expensive and we likely won't be able to furnish the new house now), but had it been repaired properly in November I wouldn't be trying to get this sorted 2 days before moving out. I'm so angry and upset, I'm crying my eyes out.
