    @pennyprincess I am with you with the ikea list! Mine is HUGE!!


    Had a few updates since I last posted.


    Here's our progress so far


    28/11 - early bird reservation, 3 bed, TW est Jun/Jul
    31/1 - went through official reservation forms
    13/3 - HTB ATP
    14/3 - Mortgage application sent via broker
    17/3 - Contracts finally sent out by TW
    17/3 - Went for site visit, too "unsafe" to go to plot
    22/3 - Broker confirmed mortgage agreed subject to valuation
    (EDIT) 22/3 - Santander confirmed mortgage offer been sent!

    13/4 - EXCHANGE DEADLINE (doubt this will happen!)


    Still waiting for an options list, quite worrying as the site manager said the cut off for options/upgrades would be in 2 weeks, but sales office say nothing to worry about as they haven't even got the prices yet.


    Also, the roof has started!! :D

    Development is almost complete with ours and one or two others the only ones to be finished. No idea why the delays but will hopefully find out the reasons for it tomorrow. I'll report back once I've had the conversation.

    Had the conversation with the builder today. Apparently there's a bit of a price war going on with trades and people are moving around a lot. Our developer is at the tail end of their site and so trades are looking elsewhere for continuity of work.

    That being said 20th May is a worst case scenario and I'm going to get an estimated timetable of works from the site manager so that I can keep an eye on progress. The builder has offered to reimburse the rent that we've paid from the original completion estimate to when we actually complete (5 months). That's a fairly significant amount so I'm happy.

    I'm still waiting to hear about reserving the plot, the agents are insisting I have an affordability check before they will put me forward to the developers, this makes me very uncomfortable due to the waiting etc, hopefully my figures all add up,i hope I manage to have some good news before the Easter weekend

    Seems lots of waiting going on for everyone!
    Our house still hasn't been signed off. We're having to do things like sign stamp duty and the solicitor has asked to draw down the mortgage funds as they're anticipating a backlog with the rush before stamp duty changes. She said they'll cancel it if we aren't going to complete on 31st but still thinks we will!

    I'm getting nervy now. If we don't exchange by Thursday it'll not happen til next Tuesday, 2 days before completion! We haven't phoned any utilities yet just in case!

    I'll join the Ikea club! Currently got a list of stuff to order as soon as we exchange!

    @Derboy, sounds like they are making up for it at least, hopefully you can use the extra cash for some nice improvements before you move in!

    @Cupcake85, get used to the waiting, from our experience there is a LOT of it before completion.

    I think we've finally decided on what we are doing for flooring, since TW are the same price if not cheaper we are going to get them to do the upstairs (carpets) and bathrooms (vinyl) and we will buy a "Luxury Vinyl Tile" (Karndean) and get my OH's Dad to help us install it throughout the downstairs. Its a shame since I would love tiles in the bathrooms but we just can't justify the extra cost for it :(

    Our ikea list is also ever growing, shame we aren't going to be able to get any of it before we move :(

    Finally we went to see our place again yesterday, it was dark (we went after a supermarket shop!) but it looks like they're about up to the top of the second floor windows. We're going for another stalk over the weekend so we can get more pictures!

    We did a similar thing, we got the living room, stairs, all bedrooms in carpet, then vinyl in the upstairs bathrooms. We are going to fit our own decent laminate flooring to the kitchen/dining/utility plus the hall and WC. The cost to get them to do it was about £2k, and they would have still had the edging strips round (which I hate). It is costing us £500 all in as there is no labour cost, and the site manager got the skirting boards just tacked on so we can remove with minimal damage and floor under them, it might be an idea if you ask the same :beer:

I won't bother going from the "waiting for mortgage offer " thread to "waiting to exchange" as that one is full of people in chains and resulting complications which will probably make any issues I have forthwith look trivial. I'm happier here ! I'm so happy can hardly concentrate on work which is not good as I'm trying to sort stuff before hols! join me in a drink everyone! (hands out glasses of prosecco)


    My flooring is vinyl in hallway kitchen and bathroom areas - downstairs the vinyl is a wood effect - it will do for now ( Tarkett Oak beige).


    Does anyone know best way to clean vinyl?? Any special cleaners to use or is it better to use a steam mop thing?


    It seems on my pinterest board that I will have something from the ikea Hemnes range in every room ! I like the fact it is white, classic and sturdy. the fact is I do like to change my design schemes so something that will not go out of fashion and will last is ideal. Makes me sound a bit boring though!! It will be lovely and when we are all in we can share pics!

    Sounds like a plan! Hopefully it should cut down on the costs and actually look pretty good when its all done.

    Congratulations on the mortgage offer, it is an amazing feeling when you get it!

    As for cleaning Vinyl, my mum uses one of those steam mops and it does a good job of cleaning all the dirt from their Alsation coming in and out the back door
