    We did the negotiation prior to deposit. You have to sign the documents so expect it to be the same with yours - you also need to provide a list of those incentives to the mortgage company.

    We negotiated everything before we agreed to buy, so don't look too keen. When they ask if you are interested in signing up for one today, be cheeky and tell them you will sign right away if they throw in an incentive. If they straight away come back with a blunt no,unlucky, but you never know.

    Drama for us this week. Turns out the sales woman has been witholding information about when we should realistically be looking to move.
    After speaking to the site manager, even though the house is complete inside and out, and the CML is happening Monday, the house will not be ready to move into for another month due to "external factors". In other words, because they have altered the build schedule to push other builds forward, our property will be unsafe due to scaffolding on other properties and service trenches on our boundaries for them.
    Fuming to say the least

    Gosh, quite some drama going around here! From whats going on with Haylescom and visidigi I'm quite happy we are just renting at the moment!

    @pennyprincecss, my OH had a similar comment when we started looking. My initial thought was where the TV was going to go... I'm still not sure :o

    @Hollypop, thats pretty crazy, how they can think about taking that sort of money without at least checking with you first is incredible.

    @Cupcake85, to be honest we were pretty slack and didn't negotiate anything. The development is very new (first phase in a 10 year plan) and ours was the last of its type to go, we had missed a more affordable house by a couple of weeks so we just got in there and reserved as soon as we could.

    @Hou, I have an extended family member in a similar position (OH's Aunt) her house is done and finished but because they use the access through next door's driveway and that isn't finished yet they aren't allowed to move in for access reasons. She is more than a little annoyed about it.

    Some good news and not so good news from us:

    The good news is that as the weather has being pretty good here TW have managed to get us up to the second lift, meaning the bricklayers are up to the height of the first floor windows, its coming along nicely and we could even be ahead of schedule.

    The bad news is that the company I work for is really struggling at the moment and money is starting to get pretty tight. We're only a small 2 person company and are owed a fair bit from people but they are just really lagging behind on payments. I've started looking at other work (and even work during the evening etc to supplement it) but I can't change my job without it messing up the mortgage application. Needless to say, if anyone wants some website design / development work doing please let me know!

    Gosh there is lot of drama at the moment isn't there, I hope you all get things sorted!

    I have had my own mini drama this afternoon. We had all the searches back a few weeks ago and I sent the contracts back to the solicitor last friday. We were wondering when they were going to need the money to exchange etc, but thought they would tell us when they wanted it.

    Fast forward to today and the sales advisor from the builder calls us and said the solicitor is calling her saying they still haven't received the deposit and are we still going ahead as the help to buy runs out on monday and we need to exchange tomorrow. I was really annoyed, The solicitor said the request for the deposit should have been in with the contracts but it wasn't. But nevermind, its all done now. So, exchanging tomorrow at last!

    Also, drove past the house before and they are half way through the first floor now, it all seems to be coming on nicely, the neighbouring houses are having the roofs put on, hopefully ours will have soon.

    Despite keeping everything crossed today, we haven't exchanged.
    The builders decided to finally give up on the window drama and said they were ready to exchange today. Unfortunately they forgot/didn't realise there was no blue card on the plot/property yet so despite saying they could exchange, they couldn't.
    Maybe tomorrow..

    Ohhh no... We had had exactly the same issues with our TW sites 'sales' team. They don't seem to realise how much stress they cause constantly move the goal posts with their creative move in dates.

    The only way to be sure is to waiting until notice is given to your solicitor. This is the only way I'll believe ours is ready.

    Ours was 100% ready to move into before xmas according to TW sales... and it's now March and it's not going to be this month either but is finished apparently :rotfl:

    We reserved 18/12/2015 and was told to hold off on applying for Help to buy. We finally got the approval from the Seller to proceed.

    Reserved: 18/12/2015
    Applied for HTB: 11/03/2016
    HTB gave ATP: 15/03/2016
    Applied for Mortgage: 16/03/2016
    Valuation booked for: 22/03/2016
    Exchange: TBC
    House completion: End of May
