Valuation done on our sell yesterday - already asked my solicitor to chase, basically I am virtually holding my breath till I hear the words satisfactory...until I don't I can't stop thinking about all the things that could happen...

Survey is due on our buy soon - I wouldn't mind, but if we move in it'll be July...which is AGES away already lol

I can finally breathe! Valuation came through fine as the buyer's mortgage offer is approved :D

Might actually be working out after all - phew!

    Congrats visidigi!

Pete I'd hope you've got the hard part out of the way now!

Another day and another hold up, this time a request for the original window guarantee that they know we don't have! These poxy windows were installed before I moved in! Phoned the installers who laughed and said no chance (these windows are 10 years old in December). So I've told them again I have a photocopy that was certified by the original seller solicitor. We may have to go down the indemnity route.

Phone won't let me quote, I just keep thanking people!

Haylescom - 2 bed detached, CC
Reserved December '15 (Build finish window est Feb/ Mar '16)
    Options/Extras chosen, partially paid for
Exchange should've been 17th Jan! 2 months later and still not done!
Completion hopefully 29th March, alk things permitting!

You could try the FENSA website and put in your address on reorder cert...it will search if it has one.

Alot of guarantees arent transferable either. I just managed to get FENSA to provide a copy of the cert for ours done 4 years ago. Took about 18 days for the cert to come through after ordering.

    Just so you know haylescom...

Thanks guys, we already have the duplicate Fensa, that went to the solicitors over a week ago! They've requested the guarantee as well! Even if it was transferrable it only has 9 months left of a 10 year guarantee. Not sure why they've got their pants in such a twist, the solicitor thinks it's the purchaser making these requests and not the builder.

It probably is the purchaser - mine is also demanding all this - my guarantee wasn't transferable, but I had a word an got the local firm to put in writing they would cover it.
