  • @Pete on the deposit - do you mean the 10% due at exchange?... that would need to go to your solicitor in advance of exchange, unless you are in a chain (as in not a first time buyer) then usually your solicitor would have to get TW to agree to take less as the deposit is passed up the chain.

    Congratulations to everyone who has purchased a new home and hope all goes well :)

    We are in the process of selling our flat before we (hopefully) purchase a new TW home in the coming weeks!

    I have also read loads of negative threads and decided to ignore them as I know that people will moan more than post positive things.

    Cheeky question but did any of you guys manage to negotiate any money of the price, fees/stamp duty included, extras etc?

    I have read lots of things saying "Negotiate Everything" or "Don't pay the full asking price".

    Problem is, it is a sellers market. Our local development opened today and we got there 30 minutes early and within 10 minutes there were 10 different groups of people waiting and only 16 houses released! We were first in but not in a position to buy so we were only there 10 minutes as I wanted to know timelines etc. As we left, the people behind us had reserved a plot already and there were about 15-20 groups waiting. Completely mad!

    Is this normal?

    I am conscious that I don't want to push my luck (especially if there are big groups of people behind me!) but I also don't want to be naive.

    Any help/advice would be gratefully received :)

    Don't ignore the negative things, honestly know what you are getting in to. As a TW buyer I wouldn't say don't do it but know what you are getting into. Realistically any house purchase or chain has it's up's and down's, and it's just business to them.

    And no didn't get any money of the price - didn't ask, houses were flying.

    Fees/stamp duty included - this was only being offered on the plots that were proving harder to sell as advertised as such.
    Maybe if you did part exchange or sell via one of their schemes you might be able to. We were already under offer on our current property.

    Extras etc? Did ask quite a few times and got nothing.. not even free grass for the garden :(

    @fashionvictim, We've got most of the deposit ready but we are getting help with parents for the rest, will the solicitors need to see the full amount in an account and ready to complete the exchange? Edit: also thanks!

    @Mowley, Welcome to the thread :)

    We haven't had any major problems with TW yet, but then we haven't had to deal with anyone but the sales side of it so far. We are buying in a reasonably popular location just outside of Norwich and tried to offer an alternative home builder a bit less for one of their properties as they were a slightly better spec than the TW we went for but hey basically said that as the location was so popular they weren't prepared to negotiate on the price. We have a couple of friends who are currently living in our development and they managed to get £10K knocked off their price as they "were having a slow week" and they wanted them to complete.

    From the sounds of it though you might want to get in there quick before the best plots get snapped up.

    Pete our experience was that the solicitor needed us to transfer our deposit plus their total fees to them for the day of exchange so they could proceed with the exchange of contracts. They now hold our deposit until completion day, which is when then the bank release their funds to our solicitor and the solicitor than passes our deposit + mortgage funds to the company and we get the keys. Good luck with your exchange and options meeting :)

    Your solicitor will need all of the deposit funds with them, or they can't exchange.

    Offers on the fees such as stamp duty etc TEND to come when houses are already to a certain height and finish.

    Discounts the same, it all depends on what stage the house is at. The higher it is the more of the fit and finish you wont have a right to select (as its already fitted)

    We managed to get an upgraded kitchen 'worth' £2k.

    Other than that, we got nothing else as we bought off plan and the only thing down is the slab right now.

    We didn't get any offers but the 2-beds are the most popular. Some of the bigger houses had an offer on stamp duty.
    That's one of the reasons we went for part-ex. We couldn't reserve if we hadn't sold and if we'd waited, the next phase of 2 beds are already 10k dearer (another SE site). We've obviously lost money by part exchanging but it's removed some of the stress (supposedly) and we've saved on some EA fees.

    Right, back from our options meeting, took about 2.5 hours to go through everything, in the end we went for:
    • 6 x Downlighters in Kitchen
    • Standard Kitchen units
    • Standard tiles throughout
    • Double Cooker
    • Nice extractor unit (didn't need to go for upgraded Kitchen for this in the end)
    • Outside tap (not sure if this is going to be possible since the back of our house is the side of another)
    • Wiring for outside lamp
    • Mixer tap in en suite bathroom
    • Light in understairs cupboard

    Total price: £1001.

    Not too bad and mostly logical choices, their flooring price seems around the same as Carpet Right but we're going to ask a local company to give us a quote too to be sure.
