@Tygermouth, if there really is nothing else in your budget I can totally understand your desire to just get on the ladder. It sounds like you guys have really thought about it and are happy with what you are getting.
News from our end is that we finally got the mortgage offer! Apparently they are happy with the figures and the valuation which was done a few weeks ago came back positive. We're just waiting for the offer to go out and the solicitors take to arrange the exchange. Hopefully we'll get a chance to go on a stalk this weekend so we should have some photos to show then0 -
Pete that's great news, you must be so relieved!
Today we spoke to the developers and the mortgage adviser. The developer is confident the report on our part exchange will be signed off by the managing director by the end of the week, giving the legal team the go ahead for exchange. Our solicitor is waiting for some documents because some paperwork is under Charles Church and some is Persimmon. It's the same for a whole bunch of people so we're all waiting to exchange!
NHBC are going in on the 10th to inspect!0 -

Hi Pete, We were told it would complete mid May, so expect to get the keys end of May.
No one has told us any different to this; however our thinking is that it's probably going to be earlier than that, as there isn't that much left to do (not to justify another 11 weeks anyway) - So who knows, I'm dying to get packing already!!
Congratulations on your mortgage offer! Can't wait to see some pics once you get to site; You'll find things move pretty quick from getting your offer, to seeing the solicitor, to them exchanging contracts.

Really enjoying looking at your pics - there are some lovely houses ,we are purchasing a three bed semi so not quite in the league of some of yours! have not been back to my proposed purchase yet even though it ten mins walk away !
.. too busy and can't get in to my bit anyhow.
Waiting on Mortgage Offer , valuation has come back fine , issues with very low flood risk and groundwater on searches but we shall see what pans out with those. There are no upgrades or offers with the house as I said before but what we have included is Tarkett vinyl in Kitchen and Bathroom and Carpet in living areas and Bedrooms, Howdens kitchen ( Mine was already chosen Greenwich Shaker grey with Walnut Top) with fridge freezer and oven. The Bathroom suite and ensuite was already chosen White tiles with a grey /silver mosaic border. This Made choosing the flooring pretty easy we went for something that fitted/matched what had already been ordered. We only got to choose flooring colours as we reserved at the right time. I think this way is less stressful and possibly more cost effective for now.. but kind of less fun !

Tygermouth I'm so sorry about all your issues - I am on the South Coast and house prices have risen so ridiculously..I suspect it is all pushing down from London as peeps look to go further and further out but still commute - the problem is the lack of the wages to match. *flowers and wine for you*pennyprincess - getting more for less0 -
@hollypop: Tell me about it, my OH had me pulling boxes out the shed last night so they wouldn't get too ruined before we move (we're supposed to be out in July!)
We're getting stuff from the solicitors today and all being well we can make a trip to sign everything on Monday
@pennyprincess: Sounds like you're well on the way, we will hopefully be looking at options properly over the weekend.
I'm not sure about the snagging, I think if there is anything super obvious we might get someone to check it over in detail but as money is going to be tight with the extras and deposit etc I think we'll try and avoid it if we can.0 -
No update for me yet! TW still haven't released the contracts, and our reservation expired last week! Still waiting on the council for a postal address before they can send the contracts! I'll feel a lot better once the contracts have been released!
I love seeing all these pics! Have updated my dropbox so they are all in one album! All this progress in 4 weeks! Looking forward to our weekend visit so we can see the front again! The side pics I've only got if the gate is open when I drive past.

Can anyone else with TW help with an options question? At what point did you choose options, we were told it has to be after the roof is on, but I've seen some people choose and pay before?0 -
Valuation done on our sell yesterday - already asked my solicitor to chase, basically I am virtually holding my breath till I hear the words satisfactory...until I don't I can't stop thinking about all the things that could happen...
Survey is due on our buy soon - I wouldn't mind, but if we move in it'll be July...which is AGES away already lol0 -
Just came across this thread, we have been waiting since October to move to our new home. We sold our old house and had to move into a rented home for the last 5 months. Thankfully, Taylor Wimpey managed to complete the home almost a month earlier than planned so we get the keys on Friday - yay:T
So far its all gone very smoothly, just hope it continues that way!.0 -
bt1 - we went in to choose our options just after we exchanged but we didn't confirm them until they asked for them as you have to pay 50% upon choosing them, the rest on completion. It was worth going into the sales office one quiet afternoon so we could pull out all the samples and take our time. It was good fun though!0

Welsh dresser- that's so exciting!!!! Bet you can't wait. Are you all packed? Let us know how it all goes on completion day.
Bt1- it looks beautiful, coming along fast now! We are with miller homes but we got told all our options had to be picked before the roof went on, we had to pay 25% on choosing then the rest on completion.
Pennyprincess- sound like that made your options easieralways good when u get carpets etc included saves a fair bit. Have you had your mortgage offer yet?
Pete- congratulations! Really pleased your mortgage offer came.
Haylescom- I understand your worries! I think it's just all such a nerve wracking process where there are so many horror stories of things going wrong, you become convinced it'll happen to you, makes us 20 times more dramatic than normal ha! But think positive it won't happen to you and you'll exchange hopefully this week or next!
Tygermoth- to be honest sounds like housebuying is crazy where you are! I think there's no harm in waiting around and seeing! Let's see what comes from your contact with council.
No update from us, they are wanting to arrange welcome meeting so we are just trying to work out a date. I think at the welcome meeting we just meet site manager, anyone done one of these?0
