    Thanks chlo88, hope you've enjoyed furniture hunting!
    I'll be honest, anxiety has properly kicked into and lots of thoughts swirling around. I've started panicking that as we haven't exchanged the buyers of ours (from the builders) could pull out if the see what's happened and if the builders find out why it could cause exchange problems.
    I hope I'm being overly dramatic but the thought of this all collapsing is giving me sleepless nights. Just want to exchange! But I don't want to nag the solicitor if they're still waiting for replies from the builder.

    So this weekend we went for our usual site visit - to our surprise we now have a garage door fitted along with all the turfing to the front and rear gardens, & a side gate.. for the first time we both got really excited and it actually is feeling real now.. we're finally going to be in our own home! (We've been trying to buy for last 4 years so as you can imagine its an amazing feeling for us!)

    So from the outside the only things left to do are the brickwork above the living room window (I can't help but think they messed up here, as all the other houses on the estate has this brickwork done before the windows are in!) but as long as they sort it then it's fine with us.
    & Then the painting of the garage and front doors in a sagey green colour.

    Was really surprised to see the turf in, its loads better for us because by the time we move in the grass will have bedded in and we'll be able to use it straight away.

    We've got one last stumbling block (of significance) to beat now before we can start to feel like its all real.

    We got top dollar for our current house in a full (optimistically) priced offer - and now the mortgage valuation is due to occur tomorrow.

    We are absolutely petrified that the valuation will come in under what we have offered - as the sums are currently comfortable for us - and any change to the deposit based on the valuation will screw us over with the LTV.

    Anyone know how long it should take for the valuer to make his declaration and any idea how I will end up knowing if its good or not? Its it just a case of the solicitors and pleading with them to chase...

    Our valuation was done same day as requested - took as week and half to filter through the banks process and for the bank to make their offer. That was over a week ago and we still don't have this in writing yet. We never chased though as everything taking its time suits us as we are waiting to hear about the access issues.
    Please note I have a cognitive disability - as such my wording can be a bit off, muddled, misspelt or in some cases i can miss out some words totally...

    So, just had an email from the local council it states:

    I have checked the relevant plans; the wheelie bin route is marked as being accessed through a gate, with no retaining wall. The plans also show a side external door from the utility room.

    We have not received amended plans showing the changes you describe and as such I have passed this matter over to our enforcement team.

    Oh heck!

    Our valuation and decision was the same day as well.

    Any ideas what you're going to do Tygermoth?

    Still no exchange; solicitors have been in touch with the developer's legal team to tell them they have the Fensa and will get in touch once they've heard back.

    Appreciate the replies both - apparently its just a valuation, no indication of anything worse and the solicitor is saying any problems are unlikely (but they do know just how much a problem it will be i it isn't so i think they are just trying to pacify me tbh!)

    Having read all this from the start, I can't help thinking that if it were me, once I was in and the shine had worn off, I'd feel nothing but resentment that the house wasn't what I really wanted. There's no way I'd proceed with this purchase. I'd go back to the drawing board and wait for something else to come up.

    Hi Haylescom,

    Nah, just a waiting game. Everything has been paid for (fees wise) so it costs us no more or no less to wait and see. We haven't exchanged so can pull out if we want so we are happy to hang on and see what remedial plans or compensation is offered.

    To be honest, and most of you SE'ers will get this, the market is moving too fast and we have been out bid, out offered and out paced by the market on several house offers. So this is quite laid back lol

    This house is really really reasonably priced and on rightmove, in a three county search, you cant find a two bed terraced for less. So there is that to consider.

    It is a nightmare down here Tygermoth, we had 30+ viewings on ours and it's just a 2-bed mid terrace. I'm glad we haven't had to engage in any bidding wars!
    Our murder has been on Anglia news today with a video, although our house isn't in it (just). There's such an eery atmosphere. The police have left the scene today but have raided a nearby house so are stationed there. This place is bad for my health!
