Just swung past my own and the roof is finished. Anyone have any idea how long it takes after that? Completion date is currently estimated for the 22nd of April. Just wondering if it's realistic as it moved back a couple of times earlier in the process.

    Hi,

Thought I would join you all.

We have bought a new house, well, we haven't exchanged yet but hopefully in the next week or so. We are due to move in the end of June. We popped in to add another upgrade on (husband cant live without a double oven apparently haha) and the sales advisor said they are hoping to complete on 24th June, with a worse case scenario of 29th. Im not too sure if that is realistic or not and dont want to get my hopes up.

We are quite lucky in that we can drive right up to our house and see the progress, and I drove up this morning and they have completed the ground floor and were putting beams across it all, I assume for the ceiling/first floor. I think it might be pushing it a bit when the first floor isn't even up yet, but I have no idea how long these things take. I am hoping it will be ready when they say, but its not a big deal if its little bit later as we are currently living with my husbands mum whilst we were saving the deposit. We will have been here a year in june, so I'm dying to move out!!! Mortgage offer runs out 4th August so don't really want to have to apply again. Anyway, hope everything is going okay for everyone, I've loved looking at the pictures, I will have to post some of my own soon.

    Hi Alex :)

Their estimate you sounds to correlate with our 3 Bedroom, our first floor joists are in place but they haven't moved any further with the brick laying due to the weather. Our current ETA is was June / July but they've narrowed it slightly to July.

Hope your exchange goes through smoothly!

Our roof has fully been on about 5 weeks now, our completion date is mid May... All builders are different, I'm sure it will all come together :-)

We actually live on a new build site currently with our friends while we saved for our deposit. They are currently building their next phase and they've got the roofs on. They seem to be making really quick progress now all electrics done and all fitters etc are about and they've started on driveways etc. I think they said originally these houses would be ready to complete March so I'll let you know if people move in. I'd say though Derboy from how quickly they work, that if your roofs on 22nd of April should be fine.

Hi Alexluna the 24th of June is our estimated completion date too. Fingers crossed. Were buying an apartment but it sounds like ours are about the same place building wise as you're. They are just putting the third final floor on ours, so hopefully June will be do able. We can't wait to move either, been so kind of our friends to let us live with then while we save, but can't wait for our own space.

Welsh dresser- that's so exciting!!!! Bet you can't wait. Are you all packed? Let us know how it all goes on completion day.

We didn't really unpack when we moved in October, we've just been managing with essential stuff only. Can't wait to get the keys tomorrow.. Removals booked for 18th as hubby has been working away all week and I couldn't face trying to organise everything myself so we have a week to move small items in and get new furniture delivered. Can't wait to get out of this tiny rental with a really dodgy heating system that has broken down 3 times since we moved here! Hope Taylor Wimpey have done a good job and we can just move in and live 'problem free' for the next 20 years :rotfl:

Omg soo excited for you ! Will be thinking of you tomorrow! :j

We still do not have an offer...I don't think I've slept properly worrying about this for weeks! A quick question for you all could a lack of local Authority Search hold up the offer? I thought the searches had been done but a Local Authority one popped up today from the Solicitor...I've been forwarding them to my Broker ...not even sure supposed to do that..this is all so confusing and sometimes I feel really stupid ! Or could searches that are questionable hold up offers??

  • I'm not buying a mansion either - 3 bed house in a terrace !!

For our options we were told by TW needed before roof was on. I think they just want you to commit asap so they know what extra money they will get and can get anything electrical done.

We are paying full amount on completion for options. They had told us 50% upfront and was expecting to pay that but in the end just signed something to say pay on completion.

I do think the different regional TW offices seem to operate differently.

Are we are the only ones having such major delays to completion?

I hope you all get in on time and don't have to go through all this stress. Being in chain and having no set completion is hard for everyone. What with peoples mortgage offers expiring due to delays, lots of stress all sides.

I just want to get moved in and enjoy my summer in my new little garden.

Welshdresser that's so exciting, hope tomorrow goes well!
We had to choose options before the house was 50% done. We've paid 30% of that and the rest on completion.

No visit this weekend as we've got the new house tour next Saturday (!) NHBC have been in to inspect today. The developer's legal department are happy with the part exchange and the report is being prepared for the MD to sign off early next week. Current hold up is the paperwork being in 2 company names; Charles Church and Persimmon. Not just us though, a whole bunch of us waiting on this! I feel a bit calmer now, although the police keep popping by which has put me on edge.

    Hope you're all planning a weekend drive-by!

Good luck today Welsh dresser! Hope it's a stress free and enjoyable day.

Fashion victim- I know you said they were hoping to have you in for April is that still the time they are saying. Delays must be so frustrating? It's one of the many things I worry about going wrong. When does your mortgage offer expire? At least you know it'll be finished to a good standard and they're not rushing it.

Haylescom- that's wonderful news! Good progress, how long till they think you'll be in now then? Annoying about the names but hopefully not too hard to resolve.
