The windows have been an ongoing issue. They were fitted before I bought the house and everyone was made aware I only had copies not originals. The firm that installed isn't one I've heard of and have had a complete change of system. Sure the fensa should be more than enough as the guarantee is about to run out?!

If it isnt transferable it doesnt make much odds. I guess they want it because the people after you will likely ask for it and they don't want the hassle.
TBH I have had the same thing with a boiler installation on mine - they want the certificate of install, I don't have one because it was fitted well before I moved in - the solicitor told me I would need to take out an indemnity to cover it - I was like, well I didnt need one of those when I bought because my solicitor didn't ask for one.
Her reply was I cant vouch for your last solicitor - my reply 'you should, it was you.'
We agreed to go half up on the indemnity0 -
Today they've asked for a letter from the manufacturer to honour the guarantee for thebremaining 9 months. Understandably the manufacturer agreed with me about how ridiculous it is. Needless to say they don't have a record of it so won't be supplying a letter, they are also of the opinion that it's the fensa that matters!0

Im getting equally ticked off with my buyers now too - I've been asked to provide cert for work done before I moved in like its me who has to prove its legal. Otherwise they wont take indemnity (I didn't offer it) as they want replacements from the council.
*sigh* I think I have these, but that's pure luck more than anything else. Its like the solicitors feel the need to justify the time it takes them asking for stuff for no real reason. If the previous seller did the work they should have to prove it was legal, once the next seller comes along it shouldn't be down to me to prove it.
I pity those moving in 10 years time, the paper trail required will be insane!0 -

Funny you should say that - I did wonder why I got a CD rom with 400 pages on it from the solicitors with my contract package!!! All New build /planning docspennyprincess - getting more for less0 -

Quick update ..still awaiting an offer last query has been dealt with but I don't think any chance of exchanging before Easter. I'm going to Mexico over school hols! Hope I can relax. Trying not to think about it and thinking about my new living room and where Xmas tree will go instead !pennyprincess - getting more for less0

Haha love that your planning where the Xmas decorations will go. When we went to look around the show home the first thing I said to OH - " the Xmas tree will look perfect there". He looked at me as though I was going slightly mad hahahaha!0

Had a bit of a funny day yesterday with the solicitor scaring us half to death...
We had an email at 10am from our solicitors asking us to send them a copy of our buildings insurance & make sure the start date is the same date as the exchange date.
So I replied and said this is fine, however we don't have an exchange date yet, and unless it's within the next 30 days I can't even get a quote! So could she please advise.
Within 2 minutes I had a phone call from the solicitor.. she said she was confused, we were exchanging THIS Friday, why didn't we know this, she'd already requested the funds from the bank & she had the exchange documentation to hand from Redrow for our plot. :eek:
I was a bit dumbfounded (Baring in mind we were told exchanging would be around mid May time - another 8 weeks away!) So I explained all this and said she must be mistaken, we went to site last week and the fancy brickwork was still to be done to the outside and they were still plastering inside! She was insisting the house was finished and had all it's inspections done. "they get done quick these builders when they know money is on the table" we're her words!
I asked her to go away and check all this, as we were told we would be given at least 2 weeks notice to legally complete. So she went away and a couple of hours later rang me back to say it had all been a mistake, shes cancelled the requested funds from the bank and it is mid May we are due to complete!
So for a couple of hours we thought we might have to exchange this Friday, but panic over all sorted we've still got 8 weeks still to wait! phew! :beer:0 -
Sorry to crash your thread guys... But just wanted to know when did you negotiate for extras on your new build like carpets, turf etc?
I'm happy to pay asking price as we now potentially have a buyer on ours so if I accept my offer I will go to the new build and see what they can do but wasn't sure if you should negotiate before you pay the £500 deposit?
I'm looking to buy even if they don't offer extras as it's the house I want but will try my luck anyway0
