    We applied to Halifax through a broker end of November


    We told the broker all about my partners default from 2011, and he said he knew of 2 high street lenders that would consider it, Halifax being one of them.


    After applying Halifax asked for some more documents from my partner (3 months pay slips, P60, certified ID) I think that was because I already bank with Halifax but he doesn't.


    Survey and valuation was done on 21st December and we found out Christmas Eve we had been approved.


    So it took about 4 weeks

    My situation is that I am a joint current homeowner and after some discussion this new year with my partner, we have decided to move to a better location. Myself and my partner went down recently to halifax whom we have an A1 credit rating with and successfully got an AIP for £130k. I haven't found a property yet as we are still searching, but I have a lot of worries on my mind.

    Here is where it gets complicated. Last year we had some spare cash and during Election 2015, we decided to open a betting account and placed a bet. We lost a very small amount, but after that we closed the account and didn't do anything else. Then during the last three months we decided to open a spread-betting account and after a few times of trying it out and again a small amount lost, we closed the account early December and transferred the remaining amount back into our bank account. Please note that at the time we had no intention of buying a house, so we just became interested in spread-betting and the money we had was spare cash for us to practice. All accounts are now FULLY closed and any money transferred back - We have no intention of doing this again.

    1. My question is would the bank pick up on this and what could be the possible outcome if any at all?

    2. What could I do to help my mortgage application?

  • 50 minute phone call asking what my budget was, any planned additional outgoings or future promotions, what my mortgage preference type was and why, then ran out of time as they closed soon, second phone call booked for later today to continue application...
  • Another 40 minute call, discussed rates and what they feel would be best based on what I said my budget was... Happy with what I heard, although not enough time to do full application (again) so booked in for Thursday for full application, going to take £630 survey fee on Thursday which is non-refundable.... I won't be best pleased if I pay that and they don't offer me a mortgage...

  • My, my, I've stumbled across the perfect thread!
    I am submitting an application to Halifax tomorrow via a broker for a joint mortgage with my partner.
    We got an AIP for £100,000 about 2 weeks ago. We have a very healthy deposit with a LTV of 58%.
    I am a tad nervous due to our situation:
    -I have an excellent credit score but am on a zero hours contract (not taken into account by lender) and £730/month income as a private landlord (also not taken into account by lender)
    -My partner meanwhile has a very healthy steady income of £24k, but a default on a mobile phone contract in 2013. He also lives almost entirely in his overdraft, however the monthly mortgage payments would be less than what we pay in rent currently.
    The broker specifically mentioned Halifax looks around minor defaults, particularly mobile phone contracts, and looks at the 'bigger picture'.
    Have got everything crossed. Everything was disclosed to the broker before he got us the AIP so am feeling positive-ish!
    Will watch this thread closely and we can all be in this together :D:D
  • Let us know how you get on, ours is a very similar situation, my partners file is excellent but fixed term contract and only been there for 2 months so they won't take her salary in account, just going on my salary and ropey history (satisfied default from 5.5yrs ago) one thing that I think may help me out is I have a car on finance with black horse paid on time every month for 12 months so far and I think they are under the same umbrella as Halifax so effectively already have a relationship with the lending arm of them ... I think

    05/01/2016 - DIP online and booked telephone appointment for 07/01/2016
    07/01/2016 - Telephone app completed
    08/01/2016 - Follow up call received from Halifax advisor and paid valuation
    11/01/2016 - KFI received and Request for lastest payslip
    11/01/2016 - Valuation booked for 13/01/2016
    13/01/2016 - Valuation done
    14/01/2016 - Halifax adviser rang to confirm happy with valuation and my payslip, and full offer made.
