Halifax Mortage application

Hi, i am currently going through the mortgage application process with Halifax, i have a DIP for 236,000... i have an appointment booked for monday eve at 19:00 i'm just wondering what everyone else's experience has been with Halifax, i have read that the AIP isn't worth the paper it is printed on, i used to have an awful credit file and lots of debt which thankfully (and painfully) i clawed my way out of, over the past year i have had an O2 contract always paid on time and a couple of credit cards (cap 1 and barclaycard) always paid on time. i still have one default on my file (satisfied) which i have disclosed to halifax when i called them for the DIP, i'm going crazy now thinking i will get refused the mortgage, we have had an offer accepted on our dream house and if i get rejected i don't know what i will do, i think I'm actually making myself ill with the worry and the stress of waiting and waiting for the phone call, what is the phone call application process like, would it be an instant reject if my credit file isn't what they are after or am i just stressing over nothing, sorry to ramble on an on

I have my mortgage with Halifax, my mortgage adviser was a pain, would arrange a meeting and not show up, once he said we need a meet asap regarding my mortgage, I had to take a day off work with out pay, got to the bank and he tried to sell me insurance, I complained and got someone else.
Every dealing with them since has been fine.0 -
If you are stressed about the situation you should be using a broker that can firstly decide if Halifax is the right Lender for you, then guide you properly.
We cannot guess what your phone call on Monday will produce. You have mentioned a default by put we do not know your case in any depth so any comment is speculation.
Passing a Halifax DIP is no Guarantee of passing credit score at application stage which is discussed on this forum every month.
You may as well, stop stressing, see what happens on Monday. Don't panic and engage a sensible broker if Halifax say no.I am a Mortgage Broker

My boyfriend and I have just made an application to the Halifax, via a broker, and so far it's been seamless (touch wood it stays that way). The app was submitted on Monday 4th, valuation was booked on that same day to take place on the 7th. The following day (5th Jan) they agreed the application subject to a satisfactory valuation.
The one little glitch was a mix up by HTB agent which resulted in the valuation being cancelled. They wrongly thought the developer was not signed up to their scheme, it normally takes approx. 10 weeks for a developer to register with HTB scheme so the Halifax, rightly so, cancelled the valuation. The issues has been sorted and Halifax will rearrange a valuation.
So far I would give Halifax, and our broker, A* in terms of how they've processed our application. Hopefully I've not jinxed it!0 -
I've currently got a mortgage with Halifax and am in the process of buying a house and getting a second mortgage with Halifax. I have also had a couple of purchases fall through.
I have always gone direct and have had no problems at Halifax end. On all occasions they were quick and efficient and were able to get the mortgage offers out very quickly. They have also arranged appointments at short notice and at convenient times.0 -
I've just put an application in with Halifax (direct). Did the DIP on 5th and booked the telephone appointment for 7th.
The call lasted about 90 minutes (but mine is a fairly straightforward remortgage/unencumbered/1 applicant).
Called back on 8th to clarify a few things and pin me down on how much I was intending to overpay (as I had confirmed I fully intended to make over-payments in the previous call). This seemed to last about 20 minutes as he wanted to know how much and when, and whether it would be regular payments (a few hundred a month etc) or just 1 lump sum. No matter how much I explained that I have no idea, but I do intend to do if it I have spare cash he wanted specifics.
I ended up giving him some random figure of 5k in January 2017 so just he could input something into the system. My impression was even though they allow 10% over payments, they dont really like it. They'd rather you make the fixed mortgage monthly payment and they can forecast their profit from day 1.
Next time if I was asked I'd simply just say no to save 20 minutes of my life, I'd still be able to make the over payments anyway.
I paid the valuation fee and apparently someone from processing will be in touch shortly. Just have to send them my latest payslip and signed letter of authority.0 -
Guys I've also recently got a joint AIP accepted by Halifax. Maybe it might be worth all whom apply with Halifax to make this their main thread, so that we can go through our journey together and help each other out?0

We've got a mortgage through the Halifax on HTB - just waiting for our new build to be built. We used a broker who identified them as the best lender. They accepted my 5.5 year old settled default and the whole process from full app to valuation to offer took about 10 days in the end. They had a few questions for us, over who pays my travel from the midlands to London for example, and wanted a copy of hubbys new contract of employment, but our broker was excellent and had taken all our docs such as payslips, bank statements, proof of id up front when he came to the house to do our application and I think this made it go smoother for us.
