We got verbal confirmation from the broker this week that the £55k application has been accepted - subject to valuation - which is taking place today.
It's soooo close I can taste it!!0 -
We are currently waiting for the valuation to take place (Tuesday), its been slowed down as they had me as the vendor & buyer of the property? So once id told them I was the buyer it took them 3 days to ring the estate agent.
What happens after the valuation? we get a written acceptance?0 -
No necessarily so straight forward as offer straight after valuation, it depends on where you are in the process when the valuation is done, eg my valuation has already been done and valued at offer price, I believe all that it's now waiting on is salary confirmation, then hopefully, fingers crossed an offer...0

Hello All,
After being declined by Natwest (After AIP but before an underwriter) and Nationwide, we changed MA's who then looked at our credit reports, income, debts etc and she went away and found two potentials for us using the help to buy taking our circumstances into consideration.
We were told we would need to increase our 5% deposit from 14,000 to 24,000 house value £274,999 to meet the criteria with Halifax which we have done.
Our trail is as follows:
MIP with Halifax: 24/01/16
Meeting with MA: 27/01/16
Full Application processed meant to be today/tomorrow waiting for confirmation, no reply back yet.
She seemed quite confident, but as we have adverse credit, small satisfied defaults between us, credit card debt and a small car loan we are a bit sceptical.
Please hold thumbs for us.
Mortgage advisor emailed to say that Halifax are querying a few things one being what the Notice of Correction was for relating to previous defaults?
Arghhh we've sent them details from what we can remember hope this doesn't scupper our chances0 -
Any news yet? We are still waiting but I don't expect to hear anything until Friday/Saturday at the earliest as my company are slow at doing everything they probably haven't even opened the salary confirmation letter yet let alone filled it in and sent it to Halifax yet :mad::mad::mad:0

Email to say they have now verified our income, but want a letter from my partner and I explaining our previous issues/defaults and reason behind putting a Notice of Correction on. Hopefully it still goes ok as if they were going to decline, they could of done it straight away.

What did you put in your letter? I have a default from May 2010, I didn't even know about it until I checked my file, I called them up and asked for proof I owed and they couldn't provide it but refused to remove it, as it was only £400 I just swallowed and settled it so it wasn't marked as outstanding on my file, however if they ask me for a written letter I'm not sure they'd like that response?0

I just outlined the circumstances. It was with a particular bank who failed to close my account properly despite me having the details of the person in branch who I spoke to, I closed the account because my ex had a secondary card to it, he used it for one £50 transaction which for some reason they paid even though i had no overdraft but I had moved out into rented accommodation - the bank had my new address but failed to change it so didn't send any correspondence until a default notice arrived some months later - ironically this was to my correct address. I followed their complaints procedure because the account ran up £600 in charges due to this £50 transaction which was remaining on the account then charge after charge for being overdrawn, not paying the money in to cover the charges, writing to me at my old address and chasing fees etc. Once the complaint process was exhausted they declined me any compensation because they said it was basically my own fault for not cancelling his card as well as my own. I just assumed when you close an account they cancel all the cards! I immediately paid the default off as soon as I knew it was staying, and its been settled for years now. Halifax were fine with that according to the broker - and they issued our offer a few days later once the valuation was done.0
