    We had an offer on ours yesterday but there's far to many conditions in it for us to accept. The buyer has to sell somewhere first but if his doesn't sell then he wants to walk away with no penalties, I'm afraid that's just not on, there's no way we're going to take the house of the market and have him walk away if he wants to leaving us with a big bill for puting the house back on the market.

    That's completely understandable! No buyer who is not in a position to move forward should impose conditions like that. They should register their interest, and seek advise if an offer would be accepted if they had sold as well.


    What I would do is accept the offer 'in principle', but you will only accept the conditions once they can move forward with theirs. Carry on marketing and allow viewers. If somebody else comes along in the mean time and places an offer, you can still accept it and then turn down the original! that way he knows that his offer is accepted, BUT you are not locking yourself down to an offer that could take years to see any action!

    Well, our interested viewers have booked (in pencil) a 3rd viewing with a different parent (who is currently away on hol) for Tuesday evening. Good news is that they are still interested and nothing else on the market has sparked their interest....Just feels like its taking forever and dragging it out!!


    Although we do have a 2nd lot coming around on Sat evening but its radio silence until Tuesday after today!!


    Oh well, going to view a couple of other houses tomorrow trying to keep ahead of the game, but I will admit, I have already written out our offer letter and figured out how much we want to offer on our dream house in the hope that after all this time its still available when we are ready! Although the EA has not come back to me regarding a 2nd viewing of it yet! They seem to have gone silent on us since I turned down their offer to become a multi agent with them!

    We've just accepted the offer in principle 😃. The couple have had an estate agent round who's told them that they'll sell their place very easily but as we all know some agents will say anything to get a place on it's books 😂. They live just around the corner from us so I do know that the houses they stay in can go quickly, we're selling a 5/6 bed house so we do have a very limited audience. I honestly thought this place would be on the market for a year or so ( might still be lol ) so a possible sale in three weeks is brilliant.

    I've yet to meet an EA who has ever seen a house they don't believe they are capable of selling very quickly! ;)

    3 weeks is fab!

    Spoke to estate agent this morning, they apologised for the incorrect floor plan, said it was very unprofessional of them! Sent someone round this afternoon to redo.

    Had a little moan to this guy (new, never seen before), said was disappointed that the photos and floorplan hadn't been done yet and likely no viewings this weekend, and was a little worried that I had been told they had been phoning people all week and seemingly no interest.

    He said he would go through his contacts this afternoon as now he had seen property he thought it was just what a couple of them were after and now we have 2 viewings tomorrow!!

    They also said that they would get the photos and floor plan on tonight no matter what and remove it from right move and add back on so it comes on as a new listing.

    Feeling much more positive!

    Well we dropped the price a week ago to try and increase the amount of viewings and not a single bite.

    That's now 2 viewings in 5 weeks. :(

    It certainly seems that way. The price is definitely about right if not a bit on the cheap side.

    Well our 2nd lot of 2nd time viewers has been and gone. They opened a few wardrobe doors and asked a few questions. Both dads came along for this one, they seem fairly cheerful unlike last the last dad!!!
