  • Finally had feedback from three viewings on Fri/Sat.

    One really liked it but decided to go for a new build instead, another couple also thought the house lovely but said the garden and second bedroom were smaller than they expected. Third couple loved it but can't get an appointment for another fortnight to see Barclays to arrange one of their 'Springboard' mortgages, but seemingly if our house is still on the market then they'll be coming back for a second viewing/put in an offer. So I guess that's vaguely promising. They could always find something else they like more in the meantime of course...

    It's only been 6 weeks and we've have 7 viewings (with two second viewings) but it feels like forever and that no one out there wants our house :(

    Drags out doesn't it?! That springboard mortgage looks interesting! I take it they are FTB'ers then?


    We have requested a 2nd viewing of our 'dream house', explained the position we are in as the vendors actually live in the lakes so about an hours drive, so said when they are next down, if they could fit us in that would be great, but we are still awaiting that illusive buyer! I want to be able to stick in an offer on the place and get things moving as quickly as possible!


    Today we should hopefully get something from our first 2nd viewers in regards as to what they want to do. Although there is a doubt in my mind if they do offer, is it a 'sound offer' given the parental input and they could pull out at any time from pressure of the parents...

    Still waiting for photographer to come and take pictures! Property has appeared on right move, but just description no floor plans or photos. I guess until there is likely very low chance of viewers! Bit frustrating as would have been ideal to have it fully marketed for bank holiday weekend!

    Estate agent said don't worry we are still calling people and telling them about your property. That makes me worry, as if they are telling people why don't we have viewings....makes me worried we are overpriced!!

    Oh well...just a waiting game I suppose!! Hurry up photographer!!

    That's very odd. I have seen 1 or 2 appear on RM without pictures, I just see it as a little pointless.... the only time it maybe acceptable if the market is very small in the area (where everybody knows everybody else...).


    Bank hols are not always the best time for house sales, people will want to be out and about rather than looking at houses o don't worry about that, but if you *think* you are over priced then do some of your own research on RM at current asking prices and sold prices for similar properties...
  • Yes SplanK they're FTB'ers - they came to see it with their baby (who didn't have much input) and her mum (who did, and now I know about the mortgage it stands to reason she'd want to see what her money was buying!)

    charlamine have they even given you a date for when the photographer is coming round? Our estate agent took the photos when she came back to do the paperwork and everything was uploaded to rightmove within 48 hours. I'd not be happy only having half a listing either! :(
  • Just had a call from our estate agent - another viewing lined up for Friday evening - FTB couple with MIP. Wonder if they'll also think the garden and the second bedroom is too small?

    Positive sign that your other FTB'ers bought their parents and are now looking at mortgages.
  • The small bedroom is as decluttered as it can be without emptying it entirely! It only has a sofabed, a mirror and a picture in it. Cream walls and nice neutral wool blend carpet and a roman blind with a bit of colour in it that ties in with the cushions on the sofa.
    We did wonder if we should go to the expense of buying a cheapy small double bed to put in there (people have said to us that folks have trouble visualising a room as a bedroom unless it has a bed in it) but other people (our estate agent for one) said they wouldn't bother and just to mention that you can fit a double bed in there.
    We thought we'd stick with the sofabed in there and see how it goes.

    The garden isn't cluttered either. New fences, lawn, beds with flowering shrubs in and a patio. Just small but not a lot we can do about that unfortunately. It's private and not at all overlooked, so that's what we're trying to promote. That and the not needing a ride-on mower to trim the grass ;)

    This is why I build up the cot bed in our box room (former office) even though our new born isn't ready to go into it yet. I think it will help people visualise how much room there is, and with the cot bed being on the smaller side than a single, we 'gain' a bit of room as it were! Saying that, I think most who are looking at buying our house want to use the room as an office or store/dressing room anyway!
