I hope the viewing results in a sale for you SplanK. We have had our buyer at the door twice today, once was to thank us for giving him the chance to buy the second was to say that it looks like they have the money for the house without having to sell first. I really like the guy and I think he'll be good for the house, I really think that they'll look after it which is important to me as I love this house.

Fingers crossed for you all! Today resulted in 3 viewings for us in the end. One a investor, one a ftb but was a cash buyer and a couple who were ftb who have a aip.

Estate agent done all 3 viewings no official feedback, but the investor he said seemed to like it, had just been to see another property and whilst viewing ours the other estate agent called for feedback and he told him he was currently viewing a much better property and so he wouldn't be making an offer on theirs. The cash buyer apparently didn't seem remotely interested and the couple have asked for a 2nd viewing which we are doing on Monday.

We have also had a viewing booked in for Tuesday and Wednesday. Both ftb couples with aip.

So all pretty positive considering the property hasnt fully been on right move but should be going up with photos and corrected floor plan on Tuesday.

You could always ask the agent what they old for?

I did this today, but for a property we are looking at buying and trying to figure out how much to offer. Suprisingly, I got a fair bit of info about houses that were recently sold, or still going through the motions and SSTC (although I was given a guide to these of 'sold with a slight, or a modest reduction) without giving to much away. I was surprised I got that much to be honest. One even went as far as digging out a recently exchanged property which has exchanged and gave my the asking and old figures!

Oh and I asked about those properties on road, one went for 160k, the other 170k and the bigger one 190k

Interesting to read this thread as a hopeful buyer.

We are in a good position it seems, as we are renting and have an agreed in principle in place. We could move in within a month, or wait (within reason) for someone to find somewhere themselves first.

I think my pet peeve (which you guys as sellers will sympathetic with), is we are losing out on places we would buy as people are making offers and getting properties marked off as 'under offer' 'subject to contract' and then not being in a good position to sell their own place first or even have decent credit / LTV ratios to even get a mortgage.

We got our feedback this morning, he wants a second viewing! So the estate agent is going to arrange it.

Interesting.. 3rd viewing is booked for tonight, with an indication that an offer should be going in 'by the end of the week' for this couple. At least that sets an end date to make us either jump with joy (assuming suitable offer!), or put us out of our misery as to what they are going to do!

No update from those that viewed 2nd time on Sat yet.

I don't know if anyone looks at this site but it gives you the price that property close to you went for http://www.ourproperty.co.uk.
We're just heard from our EA and our buyers solicitor has been in touch to say that the money should be in place now for the sale of our place, we hope to hear later on today that things have progressed, I don't want to say we've sold cause that's just asking for something to go wrong.
I'm keeping my fingers crossed for those waiting on second and third viewings

Just rang our estate agent to follow up on our viewing on Friday - apparently they rang them and left a message on Saturday and again on Monday but they've not returned their call so can only assume they're not interested.

So frustrating! They seemed really keen when they were viewing it and were asking a lot of questions.

Does anyone think people might be holding back until after the election? Somebody suggested that to me the other day and it's not something I'd really considered before.

Or they might be thinking about things, or not wanting to appear too interested! Our viewer on Saturday was extremely keen and our estate agent asked for feedback Sunday and Monday, and they only responded this morning to request a second viewing for tomorrow. So fingers crossed for you!
