    First time seller by any chance? Patience is the key to this game if you don't sell in the magical 1-2 week window. You need to take a step back and not get to hung up on "will they or wont they offer". Easier said than done given that our 3rd time viewer has been and gone and I was just saying to the wife "I will be surprised if they don't offer tomorrow"


    1 Mile to work sounds like a bit of a tyre kicker to be honest. Anybody with a sensible head will realise 1 mile is !!!!!! all, and the main picture should be "how does this fit in around where I could work, not just where I work now". How are the train and bus links blah blah blah. Its positive that's the only thing they could come up with is that though!


    As for your link...
    Nice house, I have no idea on value, but the only thing I can suggest is in the living room, are you able to hide/remove that large table from the middle of the room? To me, it makes the room feel a little too small and maybe removing it will just add that extra floor space. The picture may not show the room size right. Nice fireplace though!


    Is it me, or in one of the external pictures at the front, do you have some grass growing in your gutter? If so, get 'em cleaned out!


    If there is a stigma, then I would highlight to each viewer how mice the neighbours are, nice community spirit and that you will miss them (only if true though!!). Don't burden the point, but just make sure that the stigma is diluted as much as possible.

    toddler9 your house is absolutely gorgeous but I do agree with SplanK re the table it does make the living room seem narrow.
    We have sold :j:j:j, we now have to look for a place to buy, we have been looking and have something in mind but I want to keep looking for another week or so before we commit.

    I spent the entire weekend and bank holiday repainting all the window sills and surrounds in the house because both the estate agent and one of our 2 viewers commented that they looked mouldy.

    It's therefore a good job we still have no viewings at all as the smell of nice fresh paint wouldn't be good. :(

    The for sale post snapped in the wind today as well, it's a sign. :p

    You have a really lovely house. I'm a FTB currently looking and if something like yours was on offer down here for that price, I would be over the moon. The only thing which would cause me to hesitate would be that the description doesn't mention anything about parking that I could see. Do you have any?

    Thanks for everyone's replies I really appreciate it. I will definitely take on board the comments about the coffee table it is huge! It is a big room 5mx3m but a big dark coffee table does take up a lot of floor space.

    Unfortunately there is no parking directly outside the house- there is a green area then a layby with parking off the road. This has definitely put some people off as we have heard from the viewings. We have tried to price it so it reflects this because on the flip side there are positives like the garden and the bigger than average rooms for a 2 bed. We just need to find the right buyer who doesn’t mind the parking situation but appreciates the other aspects.

    In the meantime we have contacted the council/housing association who own the row of garages which border one side of our garden (the backs of them) about possibly purchasing one and putting an external door in so we could walk through straight to our garden.

    I would suggest continue with your research (see if renting one is an option as well as that could give somebody flexibility), but don't jump on it just yet, because the spend here might not be reflected in the asking/offer price and you have chucked some money away. Its only been just shy of 3 weeks, still very early days :)


    You can either pass the information on that this option is available (thus no additional cost to yourself), or use it to refresh the listing if things don't start progressing and viewings dry up.

    Well we had an offer, from the ftb couple but very low. So rejected

    House is on for offered between 150-160 and they came in at 145,050.

    When asked why they said they had seen bigger houses then ours for cheaper. So the estate agent said that they should think about making an offer on ones of those. To which the girl replied well we really like this one.

    We absolutely know from research that the bigger houses are priced low as sthey need work or have bathrooms off kitchens and 3rd bedrooms off second bedrooms. They also actually said to me on viewing that the bedrooms were bigger on ours which appealed to them as they wanted a lodger for the first year.

    So they are going off to think about it. We haveva reasonsble minimum in mind so whether they go up who knows. But we are just over a week with an offer so feel comfortable at this point with saying no

    WOHO - Offer in from the couple who we expected an offer from!


    Below our minimum to accept and a decent way under asking price so rejected. They even described it as a cheeky offer! Hey, don't blame them, you don't ask, you don't get and it started the ball rolling/broken the ice and get negotiations going! I think I would be perfectly happy with somewhere between our min and our offer price.


    Figures kept close to my chest just in case they maybe reading!

    Charlamine, I'm no expert but it sounds like your FTB couple are just playing the numbers game and trying it on with a low offer at first.

    Be interested to see what happens with everyone..

    We've got another FTBer viewing tonight and another one booked in for Sunday, so remaining hopeful but not TOO hopeful ;)

    Good stuff!

    A lot of folk try the cheeky offer - a couple of viewers did it with us, and we managed to get one of them above the minimum we would accept so its all go now.

    We made what we thought was a cheeky offer on the house we are buying, it was rejected but that was what we expected. We upped it a little and that offer was accepted - we were stunned! We thought we would have to go up a lot more!

    If you dont ask you dont get.

    A low offer on your house is better than no offer at all, although I am sure a few times it didnt feel like that!
